Key Job Details

  • Location: Brentford, West London (3 Buildings)
  • Contract: Full-Time / Permanent

What You'll Do

  • Day-to-day management of hard and soft services across two Brentford campus buildings in accordance with Artistic Spaces Group policies and procedures.
  • Execute minor HVAC, plumbing, and electrical repairs on-site, acting as a hands-on technical lead.
  • Monitor Building Management Systems (BMS) daily to optimize set points, ambient temperatures, energy efficiency, and troubleshoot M&E plant room equipment.
  • Scope, schedule, monitor, and physically inspect completed Planned Preventative Maintenance (PPM) tasks logged via internal management systems (Yardi).
  • Draft and issue Work Permits (e.g., Hot Works, Working at Height, Isolation) and verify contractor Method Statements and Risk Assessments (RAMS) prior to on-site work.
  • Supervise, direct, and mentor the Maintenance Operatives and on-site cleaning teams, conducting regular audits to ensure high standards of office housekeeping and cleanliness.
  • Collect and monitor Operation & Maintenance (O&M) manuals, statutory compliance records, and associated equipment warranties.
  • Build strong working relationships with on-site tenants and collaborate closely with Building Managers for smooth daily operations.
  • Raise Purchase Orders, process invoices, and assist the office team with Service Charge budgeting and expenditure tracking.
  • Communicate efficiently with senior management to escalate risks, major events, or urgent site incidents.

  • Experience: 1–3 years’ facilities management experience delivering combined hard and soft services, with hands-on experience in HVAC and M&E plant room troubleshooting.
  • Systems: Experience using Maintenance Management / CAFM software for managing PPMs (Yardi preferred) and proficiency in Microsoft Office.
  • Compliance & Safety: Sound knowledge of UK building regulations, Health & Safety protocols, risk assessments, and contractor statutory compliance.
  • Leadership & Communication: Strong people management skills with the ability to lead direct reports, manage third-party vendors, and communicate openly with tenants and senior stakeholders.
  • Personal Attributes: Adaptable, highly organised under tight deadlines, service-focused, and eager to share ideas for operational excellence.
