The Role
Outline: The Executive Brief
As our Quantity Surveyor, you are the financial guardian of our massive capital projects portfolio. Working directly with the Head of Capital Projects, you will take total commercial ownership of our developments, from early stage acquisitions and feasibility through to final delivery. You will manage budgets, rigorously control costs across our core estate, and build the reliable benchmarking data we need to make confident, highly profitable investment decisions.

We do not just need a spreadsheet manager; we need a highly commercial negotiator. We trust you to handle:
- The Financial Governance: Protecting the purse strings. You will undertake detailed monthly reviews of forecasts and actual spend, accurately monitoring project costs on a live basis and ensuring external QS teams and contractors are validated before a single penny is processed.
- The Acquisitions & Development: Costing the future. You will develop robust acquisition budgets, manage external consultants through the tender process, and ensure our cost modelling tools capture everything required for our massive new developments.
- The Core Estate: Maximising the current portfolio. You will create overall project budgets for our existing 34 hotels, reviewing historic expenditure to establish highly accurate cost plans for our key refurbishment programmes.
- The Benchmarking Data: Driving smarter decisions. You will build and maintain a live, reliable database of project cost information, analysing historic data to identify efficiencies and ensure we get absolute value for money on every future investment.

We are looking for a commercially sharp Quantity Surveyor (MRICS preferred or working towards) with a solid three to five years of experience, ideally within the hospitality, residential, retail, or operator space.
