You will be joining an established charitable organisation providing vital services across Bristol. The organisation manages a range of office and accommodation-based services and is looking for an experienced Facilities Manager (Female) to take responsibility for its facilities, property compliance, health & safety and operational working environments.
This is a key role within the organisation, reporting to the Director of Resources and contributing as a member of the Senior Management Team.
Due to the specific requirements of this role, this post is exempt under the Equality Act (2010), Part 1, Schedule 9 (Genuine Occupational Requirement).
Your new role
As Facilities Manager, you will be responsible for ensuring the organisation's offices and accommodation-based properties are safe, compliant, well maintained and fit for purpose. You will work 37.5 hours per week and have responsibility for the Receptionists and Systems Administrator.
Your responsibilities will include:
- Managing the day-to-day operation of the organisation's offices and facilities.
- Overseeing building repairs, planned and reactive maintenance across office and accommodation properties.
- Taking the lead on Health & Safety, including risk assessments, fire safety, statutory checks and safe working practices.
- Ensuring accommodation properties meet required standards and statutory requirements, including servicing of fire and gas equipment, PAT testing and other installations.
- Conducting and coordinating property inspections and monitoring the quality and cost of maintenance works.
- Managing facilities-related contracts covering areas such as cleaning, security, CCTV, parking, utilities, IT support, telecommunications and office equipment.
- Managing relationships with contractors, service providers and partner landlords.
- Developing and maintaining the Approved Contractors List.
- Supporting the management of leases, new premises, office moves and property-related projects.
- Planning cyclical works and alterations alongside landlords and contractors.
- Managing facilities budgets, procurement and expenditure to achieve value for money.
- Coordinating mandatory Health & Safety requirements and training, including Fire Marshals and First Aiders.
- Managing reception services and ensuring appropriate administrative systems and cover are maintained.
- Reviewing and developing facilities, premises, environmental and Health & Safety policies and procedures.
- Supporting wider organisational projects and contributing to the Senior Management Team.

What you'll need to succeed
You will be an experienced Facilities Manager or property/facilities professional with a strong understanding of building management, compliance and Health & Safety. Ideally, you will be able to demonstrate:
- A minimum of 3 years' experience working at a similar level, including at least 12 months within a comparable role.
- Experience managing or supervising staff and office administration functions.
- Sound knowledge of Health & Safety legislation, risk assessments and workplace compliance.
- Experience establishing and managing facilities and service contracts.
- Knowledge of leases and property documentation.
- Experience overseeing building repairs, maintenance and contractors.
- Strong organisational and planning skills with the ability to manage multiple priorities and deadlines.
- Good IT skills and experience maintaining computerised records and systems.
- Strong written and verbal communication skills with the confidence to engage with colleagues, contractors, landlords and senior management.
- A proactive approach and the ability to work independently and make responsible decisions.
- A commitment to equality, diversity and culturally sensitive service delivery.
- The flexibility and willingness to travel between locations as required.
- Experience within a charity, community-based, supported accommodation or similar environment would be advantageous.

What you'll get in return
You will receive a salary of £42,123 per annum plus mileage (as you will be covering multi-sites), for a 37.5-hour working week, alongside a comprehensive benefits package, including:
- 25 days' annual leave, increasing by one day for each complete year of service after two years, up to a maximum of 30 days
