DEVELOPMENT DETAILS
You’ll be at the heart of a vibrant new-build, mixed-use neighbourhood in Plumstead that will ultimately be home to around 2,000 households arranged around a 1.8-acre landscaped garden square. The setting blends contemporary architecture with green, communal spaces, ground-floor amenities and active public realm. Excellent transport links, with Plumstead station a short walk away and rapid Elizabeth line connections from nearby Woolwich.
ROLE EXPECTATIONS
You will lead the delivery of safe, smooth-running building services across a multi-block estate, ensuring the common areas, plant and infrastructure are always compliant, operational and presented to a high standard. Most days you’ll be coordinating planned and reactive maintenance, overseeing contractors, engaging with residents and stakeholders, and using data and site inspections to drive continuous improvement.

- You keep people safe through rigorous compliance, proactive risk management and impeccable health and safety standards.
- You deliver seamless planned preventative maintenance and swift, well-communicated responses to reactive issues.
- You manage contractors to measurable KPIs, achieving quality outcomes, value for money and minimal disruption.
- You build trusted relationships with residents, the client and on-site teams through clear, timely, personable communication.
- You maintain immaculate estate presentation, from plant rooms to public realm, with issues identified and resolved early.
- You monitor performance data, recommend improvements and deliver projects that enhance service and efficiency.

How You'll Spend Most Of Your Time
- Planning and delivering PPM, statutory inspections and remedial works across mechanical, electrical and life safety systems.
- Leading on-site health and safety, including risk assessments, permits to work, toolbox talks and incident reporting.
- Managing contractors day-to-day: scoping works, overseeing quality, sign-off, and maintaining RAMS and certification.
- Conducting regular site walks and audits, logging actions, and ensuring timely close-out via CAFM and reporting tools.
- Liaising with residents and stakeholders, providing updates, handling enquiries and maintaining service excellence.
- Controlling budgets for facilities services, monitoring spend, procuring effectively and identifying savings without compromising standards.

- You are data-aware, organised and comfortable prioritising across multiple buildings and tasks.
Experience That Helps
- Experience managing facilities or estate operations across multi-block residential or mixed-use developments.
- Strong background coordinating PPM, statutory compliance and life safety systems.
- Proven contractor management, from procurement and RAMS through to delivery and performance review.
- Familiarity with CAFM systems, dashboards and using data to plan, report and improve.
- Exposure to mobilisation of new-build assets, O&M review, snagging, defects and warranty processes.
