Facilities Manager

Our client is seeking an experienced Facilities Manager to take ownership of operations at a flagship residential development in Surrey. This is a fantastic opportunity to play a key role within a high-profile living sector asset, ensuring exceptional standards of compliance, maintenance, operational performance, and resident experience.

Working closely with the General Manager and wider onsite team, you will lead the facilities and maintenance function, driving contractor performance, overseeing planned maintenance programmes, and ensuring the seamless day-to-day operation of a vibrant residential community.

Offering a high level of ownership and visibility, this position provides the opportunity to make a genuine impact on building performance, team development, and the overall resident experience.

Key Responsibilities

  • Lead and manage the onsite facilities and maintenance team.
  • Oversee PPMs, reactive maintenance, and statutory compliance programmes.
  • Manage contractors and service partners, ensuring safe and effective service delivery.
  • Conduct regular inspections of plant rooms, apartments, and communal areas.
  • Manage health & safety, building compliance, and contractor documentation, including permits to work and RAMS.
  • Maintain compliance records and operational reporting through CAFM systems.
  • Support resident satisfaction through effective communication and high operational standards.

Your Experience

  • Proven experience as a Facilities Manager, Building Manager, or Senior Facilities professional within residential, BTR, PBSA, or mixed-use environments.
  • Strong understanding of building maintenance, contractor management, and compliance requirements.
  • Experience managing PPM programmes, reactive maintenance, and statutory inspections.
  • Good knowledge of M&E systems, health & safety, and building services.
  • Confident leading teams and managing third-party contractors.
  • Strong communication and stakeholder management skills.
  • Comfortable using CAFM systems and Microsoft Office.
