About The Role
We are seeking a reliable Facilities Officer to join our team in Hemel Hempstead. The Facilities Officer (Hard Services) is responsible for supporting the safe, compliant and efficient operation of building services across the estate. The role will deliver non-technical planned preventative maintenance (PPM) activities, undertake minor reactive maintenance works, support statutory compliance requirements and ensure facilities remain safe, functional and fit for purpose. The post holder will act as a key on-site representative for Hard Services, working closely with occupiers, contractors and service providers to ensure high standards of building maintenance and customer service are maintained.

There will be a requirement to go to other sites between Hemel, Reading and London for Holiday cover.
Key Responsibilities
Planned Preventative Maintenance (PPM)
- Water hygiene flushing regimes
- Domestic water temperature monitoring
- Emergency lighting function tests
- Fire door visual inspections
- Meter readings
- Plant room inspections
- Building condition checks
- Compliance inspections and audits
- Maintaining CAFM records

Reactive Maintenance
- Basic plumbing repairs
- Minor joinery and fabric repairs
- Door and lock adjustments
- Furniture repairs
- Ceiling tile replacement
- Signage installation
- Basic decorating and making-good works
- Replacement of lamps

Compliance Support
- Complete compliance checks and inspections
- Maintain accurate records and documentation
- Assist with audits
- Support health and safety inspections
- Identify and report compliance risks
- Monitor contractor compliance activities
Contractor Management
- Escort contractors on site
- Issue permits where authorised
- Monitor contractor performance
- Ensure contractor compliance
- Report on service delivery issues

Requirements
Essential Experience
- Facilities Management or Property Maintenance experience
- Routine PPM inspection experience
- Minor maintenance and repair experience
- Understanding of statutory compliance requirements
- CAFM system experience
- Customer-facing experience

- Water hygiene monitoring

- Building fabric maintenance
- Health & Safety legislation
