South Manchester | On-site with flex and some travel
circa £120k - £130k plus package
An established and entrepreneurial property business is entering an important phase in its evolution, combining a substantial commercial property portfolio with the development and operation of a number of significant new assets.
The business is seeking a Finance Director to take ownership of the finance function and work closely with the owners and senior leadership team as the business develops and evolves its operating model.
This is a broad, commercially focused role, combining property finance with the financial management of a number of operational assets. The successful candidate will need to understand not only the property and investment side of the business, but also the day-to-day commercial drivers of operating buildings effectively and profitably.
The FD will be a strong commercial partner to the Board and senior stakeholders – someone who is all over the numbers, understands what is really driving performance and can provide clarity around the financial position, opportunity and risk at any given time. This will require the confidence to challenge effectively, ask the difficult questions and have robust commercial conversations with senior stakeholders, while maintaining strong relationships and supporting good decision-making.

The role will involve building out robust financial reporting and MI, developing the KPIs and dashboards that give the Board visibility of performance, leading the implementation of finance systems and providing the commercial analysis needed to support decision-making. There will also be significant involvement in new investment and development opportunities, alongside responsibility for banking relationships, debt and covenant management, cash generation and the ongoing performance of the property portfolio.
The environment is fluid, agile and entrepreneurial, and the successful candidate will need to be comfortable operating with a degree of ambiguity and adapting quickly as projects develop. Major property projects inevitably change direction, creating new opportunities, risks and priorities, so this is a role for someone who can respond quickly, maintain financial clarity and help the business pivot without losing sight of the underlying numbers.
The ideal candidate will bring:
- ACA qualification and a strong technical grounding
- Experience within property, hospitality, hotels or another operational real estate environment
- Exposure to co-living, student accommodation, residential, PBSA
- Strong commercial awareness and an understanding of the financial drivers of asset performance
- Experience building robust reporting and MI and implementing finance systems
- Experience presenting to and working closely with a Board and senior stakeholders
- A genuinely hands-on approach, comfortable operating within a lean finance function and getting into the detail
- The energy, pace and resilience to operate effectively in a fast-moving, entrepreneurial environment
- The confidence to challenge constructively, particularly where performance, risk or commercial decisions require scrutiny
- Experience assessing new investment, development or acquisition opportunities
- The adaptability to operate effectively in a fluid environment where priorities can change quickly and projects require the ability to pivot
