Fire and Safety Consultant

Criterion Capital is seeking an experienced Fire and Safety Consultant to join our in-house Design and Technical Team, supporting hotel, residential and mixed-use developments across our property portfolio.

Working within our self-delivery model, you will coordinate fire safety strategies, manage external fire engineering consultants and provide technical support throughout the design and construction process. The role will involve reviewing fire strategies, preparing technical documentation and undertaking site inspections to ensure fire safety requirements are integrated into practical, compliant and buildable design solutions.

The ideal candidate will have a strong understanding of UK fire safety regulations and experience working across design and construction, ideally within hotel, residential or refurbishment projects.

The Role

The Fire Consultant will work closely with internal Design, Technical and Construction teams, external consultants, specialist subcontractors and approving authorities to coordinate fire safety requirements from feasibility through to construction and handover, across RIBA Stages 0–6.

Key responsibilities include:

  • Coordinate fire safety strategies from feasibility and design development through to construction and handover.
  • Manage external fire engineering consultants, including scopes of work, programmes, technical deliverables and quality of output.
  • Act as the key point of contact for fire engineering matters across internal design and construction teams.
  • Prepare, review and coordinate fire strategy reports, technical assessments, calculations and supporting design documentation.
  • Review means of escape, evacuation strategies, compartmentation, firefighting access and active and passive fire protection requirements.
  • Coordinate fire safety requirements with architectural, structural and MEP designs, including fire alarms, sprinklers, smoke control and fire stopping.
  • Identify design risks and technical conflicts, and review consultant submissions, proposed design changes and value engineering solutions.
  • Support planning, Building Control and Building Safety Regulator submissions, where applicable.
  • Undertake site inspections to assess compliance with approved fire strategies and identify any non-conformances.
  • Prepare site inspection reports, monitor corrective actions and follow up on outstanding fire safety issues through to resolution.
  • Provide construction-stage technical support, including responding to RFIs, resolving site queries and coordinating specialist subcontractors.
  • Support fire safety testing, commissioning and handover, including the preparation and coordination of Regulation 38 fire safety information.
  • Liaise with project stakeholders and approving authorities to resolve technical issues and support project delivery.
  • Contribute to the development and improvement of internal fire engineering standards, procedures and best practices.
  • Work collaboratively with the wider project team to ensure fire safety requirements are considered throughout the project lifecycle.

About You

  • Degree in Fire Engineering, Fire Safety Engineering or a related discipline.
  • Minimum 3 years' relevant UK fire engineering experience, ideally within hotel, residential, refurbishment or mixed-use projects.
  • Strong knowledge of UK Building Regulations, Approved Document B, BS 9991, BS 9999 and other relevant fire safety standards.
  • Experience preparing fire strategy reports, reviewing fire safety designs and undertaking site inspections.
  • Good understanding of active and passive fire protection systems and multidisciplinary design coordination.
  • Experience managing external consultants, reviewing technical submissions and resolving design and construction issues.
  • Understanding of fire safety requirements throughout the design, construction and handover stages.
  • Strong technical judgement, attention to detail and problem-solving skills.
  • Excellent communication and coordination skills, with the ability to work effectively with consultants, contractors and internal stakeholders.
  • Good organisational skills and the ability to manage multiple priorities and project deadlines.
  • Experience working for a main contractor, property developer or design-and-build organisation is desirable.
  • A proactive and practical approach, with the ability to develop compliant solutions that consider buildability, cost and programme.

Desirable

  • Membership of the Institution of Fire Engineers (IFE), or working towards professional membership or registration.
  • Experience with high-rise residential buildings, hotels and commercial-to-residential or hotel conversions.
  • Familiarity with Building Safety Regulator requirements and higher-risk building procedures.
  • Experience working within an in-house design, technical or construction team.
