About Dwelly Dwelly — a UK-based, AI-enabled lettings and property management platform, that is growing through a roll-up strategy acquiring estate agencies. The company leverages two arms: i) acquiring existing letting agencies, effectively buying its highly sticky, recurring revenue-type landlords portfolios, and then ii) building a top-notch technology to automate tenant management, payments, and post-rental property maintenance. The company seamlessly integrates AI services to automate all business processes within brick-and-mortar real estate agencies, integrating them into a tech-enabled digital letting platform in two months to radically improve the user experiences and increase efficiency of the business. We’re a fast-growing, product-focused company, backed by top-tier investors and led by a team with deep experience in real estate, technology, and operations. Position Summary We’re looking for an FP&A Manager to join our growing Group Finance team and take ownership of budgeting, forecasting, financial modelling, acquisition performance analysis, and strategic reporting across the Group. Reporting to the Finance Director, this is a hands-on role for someone who enjoys building models and processes from scratch, thrives in ambiguity, and wants to operate close to the strategic heart of a fast-scaling business. This role sits at the intersection of finance, operations, and M&A integration, ensuring leadership has clear visibility on performance, cashflow, and growth opportunities as Dwelly continues to scale rapidly through acquisitions. You will work closely with senior leadership, the Financial Controller, and operational stakeholders, with direct impact on business planning, investor readiness, and strategic decision-making. Key Responsibilities
- Budgeting & Forecasting Lead the consolidated annual budgeting process and half-year reviews, working closely with the Finance Director. Own the in-year forecasting cycle, including monthly reforecasts across the Group. Provide variance analysis, scenario modelling, and sensitivity analysis to support decision-making. Deliver high-quality ad hoc financial analysis to support strategic and operational priorities.
- Acquisition Synergy & Integration Build and maintain the Group synergy model, tracking cost savings and efficiency gains across acquired agencies post-integration. Monitor cost-cutting delivery against acquisition business cases, flagging risks and opportunities to senior leadership. Develop standardised financial analysis templates for newly acquired agencies to enable rapid performance assessment. Support the financial onboarding of acquisitions into Group reporting and planning frameworks.
- Agency Performance Analysis Produce regular analysis of individual agency performance against budget and prior year. Identify underperforming agencies and work with operational leads to understand drivers and corrective actions. Build KPI dashboards and reporting packs to give leadership clear visibility across the portfolio.
- Cashflow & Strategic Planning Develop and maintain a robust rolling cashflow forecast at Group and agency level. Work closely with the Financial Controller to ensure cashflow forecasts are aligned with the balance sheet and P&L. Provide scenario analysis on cashflow under different acquisition pacing and integration assumptions. Support wider strategic planning through data-driven recommendations.
- Board, Investor Reporting & Systems Support the preparation of board reporting packs as the business scales towards that requirement. Assist in preparing financial information and investor materials to support future fundraising activity. Manage financial models and scenario analysis primarily through Google Sheets, with a view to implementing a dedicated FP&A planning tool as the function scales. Ensure data accuracy across planning models and recommend process improvements. Drive automation of reporting and forecasting processes where possible. Qualifications and Preferred Background Core qualifications Fully qualified accountant (ACA / ACCA or equivalent). Strong post-qualification FP&A experience. Proven track record in financial modelling, budgeting, and forecasting. Strong communication skills and fluency in English. Higher degree education. Advanced Excel / Google Sheets skills. Strong analytical capability with excellent attention to detail. Ability to simplify complex financial information into clear insights. Preferred background Experience in a multi-entity, consolidated, or acquisitive environment. Experience in startup, scale-up, private equity, or VC-backed businesses. Exposure to board reporting and investor materials. Experience with FP&A planning tools desirable but not essential. Strong commercial acumen with curiosity about operational performance.
