About The Role
Most homeowners come to Beams looking for help planning and designing their renovation. As a Freelance Designer, you seek to understand their needs, and turn their rough ideas into a design they can actually build: something that fits their budget, their home, and their taste.
Beams designers don't produce architectural drawings or structural layouts. Your job is producing design intent, fixtures, and fittings: room layouts within the existing shell, and choosing every tile, fitting, finish and product that goes into it.
You'll run design meetings, build the 3D models, and produce the presentations that take a homeowner from first conversation to signed-off design intent. You’ll then hand that over to the customer’s builder to review and sign off. We're a startup and still building the software and processes that lets us scale, so you'll need to be comfortable with a bit of ambiguity alongside the parts of the process that are already well established.
What You'll Be Doing
- Running design meetings. On video call with the homeowner, working through their brief, using one of our design ranges, mixing and matching elements they like, or going more bespoke where the project calls for it.
- Selling Beams design services. You’ll use your expert knowledge and use design-led sales techniques (with training provided) to get customers to purchase design packages from Beams.
- 3D modelling and 2D drawings. Building the design in 3D and turning it into 2D plans and elevations.
- Producing homeowner-facing presentations. Clear, on-brand slides for each phase of the design process, built from the feedback you've gathered in design meetings.
- Helping homeowners choose materials. Selecting from our curated product catalogue and supplier relationships, and helping the homeowner decide what to actually buy, rather than leaving them to work it out alone.
- Owning the design-phase relationship. You're the homeowner's main point of contact until the design intent is signed off, then you hand it to builders to quote against. From there, builders have final control over what gets built.

What We're Looking For
- Client-facing design experience. You've worked directly with residential clients on high-quality design, not just produced work for other designers or a studio lead to front.
- Range and bespoke ability. Comfortable working from a template range as well as designing something more bespoke when a project needs it.
- Fixtures and fittings knowledge. Particularly for bathroom and kitchen renovations, you know what's realistic on a given budget.
- 3D and 2D skills. You can produce 3D renders and 2D plans and elevations confidently. Familiarity with SketchUp is a plus - that’s how all our design documents are put together.
- Comfortable in Google Slides and Sheets. This is how we collaborate day to day.
- Calm, clear communication. You're often the one explaining budget trade-offs to someone spending a big chunk of their savings. Written and verbal communication both matter.
- Curious about AI tools. We want to bring more AI into how we design over time. You don't need to be an expert already, but you should be comfortable exploring new AI tools and finding practical ways to use them in your workflow.

Location and pay
- Fee: £36 per hour, plus commission when a homeowner you've spoken with commits to a full renovation.
- Working pattern: Fully remote. There will be 1 day of onboarding, which we’d like to be in-person at our office: 17 Hanbury Street, London E1 6QR. This can be done remotely if in person is not feasible.
How This Works As a Freelance Role
This is a freelance, self-employed engagement, not a contract of employment. You're not on our payroll, and there's no guaranteed volume of work. Projects come as they come, and you're free to turn any individual project down.
- No exclusivity. You're welcome to work with other clients alongside Beams. We just need you reliably available for the projects you do take on.
- You invoice us. For hours worked and any commission earned, rather than being paid through payroll. You're responsible for your own tax and insurance.
