Position Overview

The General Duties Operative is a facilities support role responsible for maintaining building operations, cleanliness, and overall workplace functionality. This position may include Experience Associate (XA) duties, supporting both the physical environment and employee/visitor experience.

Key Responsibilities

Facilities & Maintenance Support

  • Perform general building maintenance tasks including minor repairs, fixture replacements, and equipment checks.
  • Conduct routine inspections of facilities to identify maintenance needs or safety hazards.
  • Respond to service requests and work orders promptly.
  • Assist with setting up and breaking down meeting rooms, events, and conferences.
  • Monitor and maintain building systems (lighting, HVAC, plumbing) and report issues to technical teams.
  • Support move management activities including furniture assembly and space reconfiguration.
  • Maintain inventory of supplies and equipment.

Cleaning & Housekeeping

  • Ensure cleanliness and tidiness of common areas, meeting rooms, restrooms, and workspaces.
  • Perform cleaning duties as required to maintain hygiene standards.
  • Manage waste disposal and recycling programs.
  • Restock consumables (paper products, cleaning supplies, pantry items).

Experience Associate (XA) Duties

  • Serve as a friendly point of contact for employees and visitors.
  • Welcome guests and provide directions or assistance as needed.
  • Coordinate hospitality services including catering, beverage service, and amenity management.
  • Support workplace events and employee engagement activities.
  • Monitor and respond to service requests through facility management systems.
  • Assist with meeting room bookings and technology setup.
  • Maintain professional appearance of reception areas and communal spaces.

Health, Safety & Compliance

  • Follow health and safety protocols and procedures.
  • Report safety hazards, incidents, or equipment malfunctions immediately.
  • Ensure compliance with building regulations and company policies.
  • Participate in emergency response procedures as trained.

Customer Service

  • Provide excellent service to building occupants and visitors.
  • Handle inquiries and resolve issues efficiently and professionally.
  • Communicate effectively with facility management teams and vendors.
  • Maintain positive relationships with all stakeholders.

Required Qualifications

Education & Experience:

  • High school diploma or equivalent.
  • Previous experience in facilities, maintenance, hospitality, or customer service roles preferred.
  • Experience in commercial office environments is advantageous.

Skills & Competencies:

  • Basic handyman/maintenance skills.
  • Strong customer service orientation.
  • Excellent communication and interpersonal skills.
  • Ability to prioritize tasks and work independently.
  • Physical ability to lift and move items (typically up to 25-50 lbs).
  • Flexible and adaptable to changing priorities.
  • Professional appearance and demeanor.

IT Proficiency

Desirable:

  • Knowledge of building systems and equipment.
  • Experience with facility management software or work order systems.
  • Understanding of health and safety regulations.
  • First aid certification.

Working Conditions

  • Full-time position with standard business hours (may include early mornings or occasional evenings for events).
  • Primarily on-site role with mobility throughout the facility.
  • Physical work including standing, walking, bending, lifting, and climbing ladders.
  • May require flexibility for emergency response or event support.
