We’ve partnered with Starlight to operate one of their developments, The Waypoint in Maidenhead, and we’re now looking for a General Manager to bring it to life.
This role will be employed by Starlight, with urbanbubble responsible for the day-to-day operations, team, and resident experience. You’ll work closely with both teams - getting the best of urbanbubble’s culture and ways of working, alongside the opportunity to shape something new with Starlight.
About the development
The Waypoint is a collection of 255 contemporary homes perfectly positioned between London and the Thames, connecting city energy with riverside living.
Thoughtfully created homes and community spaces bring together design, comfort, and effortless connection. Residents benefit from features including concierge, co-working lounges, a fully equipped gym, private dining spaces, a roof terrace, and courtyard garden.

What you’ll be doing
As General Manager, you’ll be the driving force behind the success of this community - leading operations, inspiring your team, driving commercial performance, and delivering an exceptional resident experience. You’ll take ownership of occupancy, resident retention, rental performance, compliance, and overall asset standards, working closely with both urbanbubble and Starlight to maximise the success of the community.
Operational & Budgetary Management
- Lead all aspects of operational and financial management of the development
- Take ownership of occupancy, resident retention, rental performance, and overall asset success
- Work closely with leasing teams to support leasing strategy, pricing reviews, and market positioning
- Monitor local market trends and competitor activity, using insight to maximise performance
- Ensure the smooth day-to-day running of the building and resident services
- Create and manage budgets to drive efficiency and value

Asset Management & Building Standards
- Take pride in the presentation and performance of the development, ensuring exceptional standards are maintained throughout
- Lead regular inspections of resident-facing and operational areas, ensuring issues are identified and resolved promptly
- Oversee contractor and supplier performance, ensuring services are delivered safely, efficiently, and to a high standard
- Work closely with the facilities management teams to protect and enhance the long-term value of the asset
Team Leadership & Development
- Build, inspire, and lead a high-performing team
- Recruit, coach, and develop your team through regular one-to-ones and reviews
- Create a positive, inclusive, and performance-driven culture
Resident Experience & Engagement
- Deliver a standout resident experience through exceptional service
- Shape and deliver a resident engagement strategy (events, comms, feedback)
- Drive high levels of resident satisfaction and a true sense of community
Health & Safety Compliance
- Lead a strong culture of compliance and Health & Safety across the development
- Ensure all statutory inspections, testing, and compliance activities are completed and actioned
- Maintain a safe and compliant environment for residents, team members, and contractors
- Proactively identify and mitigate operational, safety, and compliance risks
Performance & Reporting
- Deliver occupancy, resident retention, and rental performance targets in line with agreed objectives
- Analyse performance data and provide recommendations to continually improve results
- Contribute to weekly, monthly, and quarterly client reporting
- Continuously review and improve operational performance

What we’re looking for
- Experience in property, residential, or hospitality management
- Proven experience driving commercial performance, occupancy, and customer satisfaction
- Strong understanding of leasing performance, pricing strategies, and resident retention
- Strong understanding of building operations and Health & Safety
- Proven experience managing budgets and performance
- A confident leader with experience managing and developing teams
- A track record of delivering excellent customer service
- High energy, drive, and a proactive approach
- Strong communication and relationship-building skills
Desirable
- Health & Safety qualification
- ARLA qualification
- IRPM (or working towards)
