General Manager – Build-to-Rent
Manchester | £50,000–£55,000 DOE
An established UK Build-to-Rent operator is seeking an experienced General Manager to take responsibility for the day-to-day operation of a premium residential development in Manchester.
This is an excellent opportunity for an experienced GM with previous BTR experience, to lead the on-site team, deliver an exceptional resident experience and drive commercial performance.
The Role
You will oversee the development's operational performance, covering resident services, leasing, facilities and team management. A key focus will be maintaining high service standards, building a strong resident community and achieving agreed financial targets.

- Lead the daily operation and presentation of the development.
- Build strong relationships with residents and create a welcoming community.
- Manage resident enquiries, issues and service requests.
- Oversee contractors, maintenance, cleaning and site services.
- Maintain high standards across health & safety, fire safety, security and compliance.
- Manage incidents and provide support during out-of-hours emergencies where required.
- Support apartment inspections, move-ins, viewings and lettings activity.
- Monitor local rental trends and support renewals and occupancy.
- Assist with budgets, expenditure monitoring and operational reporting.
- Identify opportunities to improve service, efficiency and resident satisfaction.

About You
You'll ideally have experience within BTR, property management, residential operations or hospitality, together with:
- P&L and budget management experience.
- Strong leadership and people-management skills.
- A commercially focused, customer-first approach.
- Good knowledge of the UK rental market and BTR sector.
- Excellent communication and relationship-building abilities.
Package
- £50,000–£55,000 salary (DOE)
