Premium Commercial Office | Manchester City Centre
This is not a traditional facilities management role.
About
We are supporting the appointment of a General Manager to take operational leadership of one of Manchester city centre’s most prominent Grade A commercial office destinations. This is a high-profile, multi-let environment occupied by leading businesses and designed to deliver considerably more than functional workspace. The successful General Manager will be responsible for creating an exceptional occupier experience while ensuring the building operates safely, efficiently and commercially. The role requires someone who understands that the best buildings are run with the standards of a premium hospitality business, combined with the commercial discipline and operational rigour of institutional real estate.
The Opportunity
As General Manager, you will take overall responsibility for the day-to-day leadership and performance of the building. You will act as the principal operational contact for occupiers, the property management team and key stakeholders, leading the on-site team and ensuring every element of the building experience reflects the quality of the asset. Your remit will include:
- Taking overall operational leadership of a major multi-let commercial office building.
- Creating and continually improving an outstanding occupier and visitor experience.
- Building strong relationships with senior occupier stakeholders and understanding the evolving needs of their businesses.
- Leading, motivating and developing the on-site management and service teams.
- Setting the service culture across reception, security, cleaning, engineering and other building services.
- Managing hard and soft service partners to ensure consistently high standards of delivery.
- Taking ownership of operational budgets, service charge expenditure, forecasting and cost control.
- Maintaining strong standards across health and safety, statutory compliance, risk management and building governance.
- Working closely with property, asset management and ownership stakeholders on the wider strategy for the building.
- Supporting sustainability, energy performance and ESG objectives.
- Identifying opportunities to improve the building, its services and the overall occupier proposition.
- Ensuring the building remains a destination where businesses and their people genuinely want to be.

Who we are looking for
We are interested in speaking with experienced building and property professionals who combine strong commercial property knowledge with a genuine passion for service. You may currently be operating as a:
- General Manager
- Building Manager
- Senior Building Manager
- Estate Manager
- Senior Estate Manager
- Property Manager
- Operations Manager
Your background is likely to include responsibility for a significant Grade A office, commercial estate or other high-quality multi-occupier environment. Experience of service charge management, landlord-side operations, contractor management, compliance and building services will be important. Just as importantly, however, we are looking for someone who thinks beyond traditional facilities management. You will understand occupier experience, hospitality and service culture, and be comfortable engaging with senior stakeholders from some of the UK's leading businesses. You should be able to move comfortably between a conversation about customer experience and service standards, a review of building performance and compliance, and a commercial discussion around budget, contracts or operational strategy.
