GRADUATE / ASSISTANT QUANTITY SURVEYOR

Faversham, Kent | Full-time

Salary: £25,000–£32,000 depending on experience

Don't just get a graduate job. Learn how to become a Quantity Surveyor.

We're looking for either a recent Quantity Surveying graduate starting their career or an Assistant Quantity Surveyor who has already gained some experience and is ready for their next step.

At Modus, we don't want junior surveyors spending years carrying out one repetitive part of somebody else's job. You'll learn the profession by working alongside experienced Quantity Surveyors on real projects, progressively taking on more responsibility as your knowledge, experience and confidence develop.

You'll gain experience across a varied portfolio of public and private-sector projects, including schools, healthcare facilities, council projects and community buildings, and you'll see how the work you produce influences real project decisions.

Learn the whole profession

We want our developing surveyors to understand the full role of a Quantity Surveyor rather than becoming narrowly focused on one task. You'll progressively gain practical experience across:

  • Measurement
  • Cost planning
  • Bills of Quantities
  • Procurement
  • Tendering
  • Contracts
  • Financial reporting
  • Valuations
  • Variations
  • Final accounts

You'll work closely with experienced Surveyors and Directors and receive structured training and mentoring towards your RICS APC and Chartered Quantity Surveyor status.

As your knowledge and capability develop, so will the level of responsibility you're given. The objective isn't simply to employ you as an Assistant Quantity Surveyor. It's to help you become a confident, rounded Quantity Surveyor.

What you'll be doing

Working alongside Project and Senior Surveyors, you'll progressively learn how to:

  • Undertake measurement and quantification of construction works.
  • Research and build construction rates.
  • Prepare estimates and Elemental Cost Plans.
  • Prepare Bills of Quantities and other pricing documents.
  • Assist with value engineering and option appraisals.
  • Prepare tender documentation.
  • Analyse contractor tenders and contribute to tender reports.
  • Prepare and collate contract documentation.
  • Accompany senior team members at client, design-team and site meetings.
  • Prepare meeting records and project correspondence.
  • Assist with project financial reports.
  • Assess interim valuations.
  • Quantify and value variations.
  • Assist with contractual notices and certificates.
  • Support the preparation and agreement of final accounts.

Reasons to use Rodeo

I’m in my final year doing Economics and I don’t know whether to apply for grad schemes now or do a masters first. What do you think?

Honest answer — it depends on where you want to end up. A lot of top grad schemes (Big 4, civil service, banking) don’t need a masters. Let’s look at the ones you’d be competitive for now, and we can decide if a masters actually adds anything.

Also worth knowing: most autumn 2026 applications are open now. Timing matters more than you think.

Start with a chat, not a search bar

Grad scheme, placement, apprenticeship? Not sure what you want yet — that's fine. Your agent talks it through with you and turns "I have no idea" into a shortlist.

Who we're looking for

We are deliberately open to people at different starting points. You might be:

A recent graduate who:

  • Has completed, or is about to complete, a Quantity Surveying or relevant RICS-accredited degree.
  • Wants to build a long-term career in Quantity Surveying.
  • Is curious, organised and keen to learn.
  • Communicates well and enjoys working with other people.
  • Wants to work towards becoming Chartered.

Or an Assistant Quantity Surveyor who:

  • Has already completed a Quantity Surveying or relevant RICS-accredited degree.
  • Has already gained some practical consultancy experience.
  • Is looking for broader project exposure.
  • Wants to continue building their technical and client-facing skills.
  • Wants structured APC support.
  • Is looking for a clear route to develop their career.

Previous consultancy experience is therefore helpful, but it isn't essential for a graduate applicant.

Your development

We take training seriously. You'll receive:

  • Structured technical training.
  • Support aligned to RICS competencies.
  • APC mentoring and support towards MRICS.
  • Professional membership fees.
  • Regular career and development reviews.
  • Practical experience across different project stages and sectors.
  • Direct access to experienced Surveyors and Directors.
  • Increasing responsibility as your capability develops.
  • A clear progression route through the Modus surveying structure.

At this stage of your career, we believe there is real value in learning alongside experienced people. The role will therefore be primarily based from our Faversham office, giving you regular access to experienced Surveyors, mentors and Directors as you develop.

About Modus

Modus is an independently owned, Director-led construction consultancy providing Quantity Surveying / Cost Consultancy, Contract Administration and Employer's Agent services.

For someone starting or developing their career, the benefit of working in a business of our size is that you'll be close to the people delivering projects and making decisions. You'll work alongside Surveyors at different levels and have regular access to the Directors rather than being one junior member of a very large team.

We believe the best consultants are developed through a combination of training, experience, responsibility and support.

Our values — Integrity, Excellence, Collaboration, Community and Innovation — shape the way we work and the type of business we're building.

Interested?

If you're looking for somewhere to build a career rather than simply take your next job, we'd like to hear from you.

Whether you're finishing university or already working as an Assistant Quantity Surveyor, we'd be happy to have an informal conversation about what developing your career at Modus could look like.
