Job Summary
The Group Sales Director provides strategic sales leadership from Central Functions, working in partnership with Business Unit Managing Directors, Sales Directors and Group functions to drive sales performance, capability, consistency, governance and customer experience across the BU structure. The role supports the delivery of Group trading objectives by strengthening sales effectiveness, forecast discipline, pricing discipline, digital adoption and sustainable performance improvement across a federated operating model.
- Sets and owns the Group sales strategy, operating standards, sales governance and performance framework, ensuring they are practical, commercially focused and consistently adopted by Business Units.
- Leads sales improvement activity across the BU structure, using data, market insight, customer insight and operational feedback to improve reservations, conversion, pricing discipline, revenue, margin, completions and forecast accuracy.
- Uses Business Unit feedback to inform Group sales strategy, shaping national sales priorities through local market context, customer insight, product performance and operational sales experience.
- Drives change and continuous improvement across sales processes, systems, customer touchpoints and ways of working, ensuring improvements are embedded sustainably through clear governance, communication, engagement and benefit tracking.
- Builds sales capability across the organisation by developing a consistent capability framework, leadership expectations, training, tools, guidance and best practice that enable BU sales teams to perform at a consistently high standard.
- Acts as a senior sales subject matter expert and trusted partner to Business Units, providing challenge, support and direction while respecting BU accountability for local delivery.
Primary Responsibilities
Sales strategy and performance:
- Develops and leads the Group sales strategy, annual sales priorities and performance improvement agenda, aligned to business objectives, market conditions, customer expectations and Group trading requirements.
- Works with Business Units to improve sales outcomes, including lead management, conversion, reservation rates, pricing discipline, incentive control, revenue, margin, completions performance, outlet performance and sales rate against budget.
- Maintains a strong understanding of product, specification, customer demand, sales barriers and local market feedback across Business Units, using this insight to shape Group sales strategy, product direction and national priorities.
- Uses data, analytics, market intelligence, customer insight, Sales Excellence outputs, mystery shopping, CRM reporting and KPI reporting to identify trends, risks and opportunities, ensuring action plans are clear, prioritised and followed through.
- Strengthens sales forecasting discipline by supporting consistent assumptions, robust challenge, improved visibility of pipeline movement and confidence in reservation, exchange and completion projection.
- Owns the Group approach to sales market intelligence, ensuring competitor activity, local market conditions, customer demand, pricing movement and incentive trends are gathered consistently, interpreted commercially and used to shape sales strategy, pricing decisions and performance interventions.

Central Functions leadership:
- Provides senior sales leadership from Central Functions, acting as the link between Group strategy and BU delivery, ensuring guidance, standards and interventions add value and are operationally credible.
- Builds strong relationships with BU Managing Directors, Sales Directors and functional leaders, providing constructive challenge, coaching and support to improve performance and consistency within a BU-led operating model.
- Provides leadership to the Sales Director community through performance reviews, challenge, coaching and targeted intervention, ensuring priorities are clear, delivery is accountable and underperformance is addressed.
Change and continuous improvement:
- Leads significant sales change programmes and improvement projects across the BU structure, ensuring clear business cases, stakeholder engagement, governance, delivery plans, benefit measures and sustainable adoption.
- Drives improvements to sales processes, policies, systems and ways of working, including Dynamics, telephony, COINS and other sales tools, ensuring changes are effectively scoped, tested, communicated, trained, adopted and embedded.
- Promotes digital sales effectiveness by improving CRM discipline, lead response, enquiry management, customer communication, online journey integration and adoption of Group sales technology.
Capability and talent:
- Owns the Group approach to sales capability, including a national sales capability framework, Sales Academy content, sales leadership development, technical sales training, induction, ongoing development and best practice sharing.
- Works with HR, Learning and Development and BU leadership teams to strengthen capability, succession planning, engagement, performance management and targeted interventions across the sales function. Improve readiness and strengthen future leadership pipeline across the sales function.
- Acts as custodian of the sales customer journey from enquiry through to completion, ensuring the on-site and digital sales experience is relevant, compliant and aligned with brand and customer expectations, including show home standards and reservation/completion process. Works with Group Marketing to ensure brand standards and key messages are delivered.
- Works with Legal, Customer, Health & Safety, Marketing, IT, Finance, Internal Audit and other Group functions to ensure sales guidance is compliant with the Operating Framework, NHQC, Consumer Code, GDPR, Government schemes, internal controls and relevant regulatory requirements.
- Oversees sales governance, reporting, policies, manuals, assurance activity and guidance, ensuring Group standards are clear, current, auditable and consistently understood across the business.
- Supports audit readiness and assurance by ensuring sales processes, controls, evidence and improvement actions are proportionate, well documented and aligned to the expectations of a listed business.
- Identifies and escalates material sales risks, including forecast shortfall, pricing pressure, incentive escalation, compliance exposure, capability gaps, process failure and underperformance against Group standards, ensuring actions are agreed, owned and tracked through to resolution.

External partners:
- Manages key external relationships where appropriate, including panel brokers, lenders, training partners, mystery shopping providers and other sales support suppliers.
Experience, Qualifications, Technical Requirements
- Significant senior sales leadership experience, ideally within housebuilding, residential development or a comparable customer-led, multi-site sales environment
- Proven experience of improving sales performance across a decentralised or BU-led operating model
- Experience leading change, transformation or continuous improvement programmes across multiple stakeholder groups
- Strong commercial understanding of sales performance, pricing, conversion, incentive control, revenue, margin, customer experience, forecasting and operational delivery
- Track record of building sales capability, improving standards and developing high-performing sales leaders and teams. Strong people-leadership skills.
- Experience operating at senior leadership or board level, influencing strategic decisions and managing complex stakeholder relationships
- Experience of sales governance, assurance, controls, CRM adoption, digital sales tools and compliance in a large, regulated or listed business environment
