We are seeking a dependable, practical, and proactive Handyman / Property Maintenance & Caretaker to join our growing property management team.

This is a varied and hands-on position, combining general maintenance, repair work, and caretaker duties across a portfolio of residential and commercial properties throughout Liverpool, including Liverpool City Centre.

Your new role

The successful candidate will play a key role in ensuring our properties are maintained to a high standard, taking responsibility for their day-to-day upkeep, appearance, security, and overall condition. You will be expected to identify maintenance issues proactively, carry out minor repairs and remedial works, and coordinate or report any specialist repairs when required.

We are looking for someone who is organised, self-motivated, and takes real pride in maintaining safe, clean, and well-presented environments. The ideal candidate will be a practical problem-solver with a positive attitude, capable of working independently and taking ownership of their responsibilities. This is an excellent opportunity for a hands-on individual who enjoys variety in their work and takes satisfaction in making a visible difference to the properties they manage.

Maintenance & Repairs

  • Carry out a wide range of general maintenance tasks and minor repairs across residential and commercial properties.
  • Respond promptly to reactive maintenance issues and urgent repair requests.
  • Complete basic joinery, carpentry, decorating, plastering, and general making-good works.
  • Repair and maintain fixtures, fittings, locks, handles, doors, and other building components.
  • Undertake minor plumbing repairs where competent to do so.
  • Perform maintenance works within communal areas, offices, apartments, and commercial units.
  • Assemble and install furniture, shelving, fixtures, and fittings.
  • Carry out minor external maintenance, including repairs to gates, fencing, and outdoor areas.
  • Transport furniture, equipment, and materials between properties when required.
  • Prepare properties for new tenant occupation, ensuring they are clean, safe, and presentable.
  • Maintain, organise, and manage basic maintenance tools, equipment, and materials.
  • Identify works requiring specialist contractors and escalate accordingly.
  • Implement temporary measures to make areas safe and minimise further damage.
  • Support emergency access requirements and facilitate contractor attendance when necessary.

Caretaking, Property Inspections & Support

  • Conduct routine scheduled and ad hoc inspections across the property portfolio.
  • Open and secure properties as required throughout the week.
  • Monitor the overall condition, cleanliness, security, and presentation of buildings and surrounding areas.
  • Inspect communal spaces, including entrances, hallways, stairwells, corridors, kitchens, toilets, and lift areas.
  • Check the operation and condition of doors, gates, lighting, and other building facilities.
  • Undertake minor cleaning and tidying duties where required and report any concerns.
  • Ensure external areas are kept clean, tidy, and free from unnecessary waste.
  • Manage bin storage areas and arrange waste collection procedures where applicable.
  • Report incidents of fly-tipping, abandoned items, and environmental concerns.
  • Proactively identify maintenance, security, health and safety, and property presentation issues.
  • Record and photograph defects, maintenance concerns, and completed works where required.
  • Maintain accurate records of inspections, repairs, and outstanding maintenance issues.
  • Ensure all properties are left secure, clean, and well-presented following visits.
  • Assist with the removal and disposal of unwanted furniture, waste, and miscellaneous items.
  • Provide access to contractors, surveyors, inspectors, and authorised visitors.
  • Support and monitor contractor activities on-site where appropriate.
  • Liaise professionally and courteously with tenants, contractors, residents, and visitors.
  • Report antisocial behaviour, security incidents, damage, and other property-related concerns.
  • Act as a reliable on-site representative and point of contact for property-related matters.
  • Keep the Property Manager informed of outstanding maintenance issues, contractor performance, and any concerns requiring further action.

What you'll need to succeed

  • Previous experience in a handyman, property maintenance, caretaking, facilities, building services, or similar role.
  • Strong practical aptitude with excellent problem-solving and fault-finding abilities.
  • Good all-round knowledge of building maintenance and repair works.
  • Ability to carry out tasks to a high standard with attention to detail and quality workmanship.
  • Reliable, trustworthy, and capable of working independently using their own initiative.
  • Well organised with strong time management and prioritisation skills.
  • Experience working within residential, commercial, or mixed-use property environments.
  • Previous caretaker, facilities management, or property support experience would be advantageous.
  • Competent in a range of basic trades, including plumbing, joinery, decorating, and general repair work.
  • Good understanding of health and safety requirements within property maintenance.
  • Strong communication skills and the ability to build positive relationships with tenants, contractors, and colleagues.
  • A proactive approach with the ability to identify issues and take ownership of solutions.
  • Relevant trade qualifications, maintenance certifications, or vocational training would be desirable but are not essential.
  • Full UK driving licence
  • Access to a vehicle
