DEVELOPMENT DETAILS

You will look after a calm, well-presented development of 74 apartments in leafy Highgate, moments from Highgate Wood and the independent shops and cafés of Highgate Village. The community enjoys secure entry and immaculate communal spaces, with residents who value a friendly face and reliable support. With Highgate and East Finchley Underground stations a short walk away on the Northern line, the setting is both well-connected and peaceful—an ideal place to take pride in standards every day.

ROLE EXPECTATIONS

You will be the on-site go-to for maintenance, carrying out a mix of planned and reactive tasks to keep buildings, plant rooms and communal areas in top condition. You will liaise with residents and contractors, monitor health and safety, and ensure the estate remains clean, safe and welcoming.

What Success Looks Like

  • Residents consistently compliment your responsiveness, clear communication and can-do approach.
  • Communal areas, M&E rooms and external grounds are visibly well maintained, tidy and hazard-free.
  • Preventative maintenance is completed on time, with accurate records and minimal reactive call-outs.
  • Health and safety checks, including emergency lighting and fire alarm tests, are completed to schedule with compliant documentation.
  • Contractors are coordinated effectively, with permits, RAMS and works signed off to standard.
  • Small faults are fixed quickly and escalations to the Property Manager are timely and well-evidenced.

How You'll Spend Most Of Your Time

  • Completing daily site walks, logging issues, and actioning minor repairs to fixtures, fittings and finishes.
  • Carrying out planned maintenance, meter readings and weekly/monthly compliance checks.
  • Monitoring and testing life-safety systems and reporting defects promptly.
  • Keeping communal areas, bins, stores and plant rooms clean, orderly and secure.
  • Meeting and supervising contractors, managing permits to work and verifying completion.
  • Supporting resident queries in person and via the Property Manager, updating task logs throughout.

Experience That Helps

  • Hands-on building or facilities maintenance across residential blocks or estates.
  • Practical skills in basic plumbing, joinery, decorating and minor electrical tasks (non-licensed).
  • Using checklists, digital task systems and compliance logs to track work.
  • Coordinating contractors and understanding RAMS, permits to work and site inductions.
  • Experience in a customer-facing role where service and communication matter.
