Head of Asset Management & Leasing

About the Business

Our client is an entrepreneurial property investment and development business acquiring, repositioning and actively managing commercial real estate across the South East. They are hands-on owners who create value through intelligent acquisitions, proactive leasing, strategic asset management, refurbishment and planning. Every asset is managed with a clear objective: maximise income, control costs and enhance long-term capital value.

As the portfolio grows, they are looking for an ambitious commercial property professional to take ownership of the performance of the assets and help build the asset management platform.

The Role

This is not a traditional corporate asset management role. They are looking for someone who understands how commercial property creates value and enjoys improving the performance of real assets.

You will have overall responsibility for the commercial performance of a portfolio of properties, taking ownership of leasing, tenant relationships, service charge performance, operational expenditure and asset management initiatives, whilst working directly alongside the Managing Director.

Key Responsibilities

  • Take ownership of tenant relationships across the portfolio.
  • Lead lease renewals, rent reviews, re-gears, surrenders and new lettings.
  • Negotiate commercial terms directly with occupiers and their advisers.
  • Develop and implement asset management plans for every property.
  • Identify opportunities to increase rental income, improve occupancy and enhance capital value.
  • Work closely with letting agents whilst retaining commercial control.
  • Oversee service charge budgets and expenditure alongside the property management team.
  • Challenge suppliers, negotiate contracts and identify opportunities to reduce operating costs without compromising service.
  • Understand the operational performance of each building and ensure it is managed efficiently.
  • Prepare and maintain business plans, cash flows and leasing strategies.
  • Produce concise commercial recommendations and financial appraisals.
  • Support acquisitions through leasing, operational and asset management due diligence.

About You

You will probably have 7 to 15 years' experience within commercial property, working for a landlord, property company, managing agent or agency. You should have experience of:

  • Commercial leasing and landlord & tenant matters.
  • Lease renewals, rent reviews, re-gears and new lettings.
  • Negotiating directly with occupiers.
  • Reading and interpreting commercial leases.
  • Service charge budgeting, recovery and cost control.
  • Commercial property management and building operations.
  • Preparing asset business plans and financial appraisals.
  • Working with managing agents, contractors and advisers.
  • Identifying opportunities to improve income, reduce expenditure and enhance asset value.

MRICS would be advantageous but is not essential.
