Head of Asset Management
Location: South Wales / Hybrid
Salary: Circa £70,000 per annum
Working Pattern: Hybrid - 2 days per week in the office
We are working with a well-established Housing Association to appoint an experienced Head of Asset Investment & Strategy.
This is a senior leadership opportunity for an experienced asset professional to take strategic responsibility for asset investment, long-term planning and the performance of the housing stock.
The Role
You'll lead the organisation's asset investment and strategic planning programmes, ensuring homes are safe, sustainable, compliant and maintained to a high standard. With responsibility for £22m+ of annual investment, you'll provide strategic leadership across investment planning, stock condition, asset data and asset performance. You'll also drive a data-led approach to asset management, using stock condition intelligence, financial modelling and property performance information to shape investment decisions, improve efficiency and maximise value for money.
Key Responsibilities
- Lead the delivery of major asset investment and improvement programmes across a significant housing portfolio.
- Develop long-term investment strategies informed by stock condition, asset performance and financial analysis.
- Oversee £20m+ of annual investment, including financial planning, budget management and risk.
- Lead asset data, stock condition and asset performance programmes.
- Manage and develop asset management teams, including surveyors and systems functions.
- Oversee procurement and contractor performance, ensuring effective contract management and value for money.
- Identify opportunities for regeneration, acquisitions, disposals and estate remodelling.
- Ensure investment programmes meet relevant regulatory, health & safety and building safety requirements.
- Drive continuous improvement and efficiencies across the asset function.
- Provide strategic leadership as part of the organisation's senior leadership structure.

About You
We are looking for an experienced senior asset management professional with a strong track record within the social housing sector.
You will ideally bring:
- Significant senior-level experience across asset management, investment and strategy.
- Proven experience developing and delivering long-term asset investment programmes.
- Experience managing large and complex budgets and strong financial awareness.
- Strong knowledge of stock condition, asset data and asset performance modelling.
- Experience leading major investment programmes within a regulated environment.
- Experience managing teams, contractors, procurement and contract performance.
- A strong understanding of housing health & safety, building safety and regulatory requirements.
- Knowledge of sustainability and its impact on housing asset management.
- Excellent communication, influencing and stakeholder management skills.
- A strategic, analytical and commercially aware approach.
- A strong customer focus and commitment to delivering value for money.
- RICS, CIOB or other relevant chartered qualification would be advantageous.

The Opportunity
This is an excellent opportunity for an established Head of Asset Management, Head of Investment, Asset Strategy Manager or senior asset professional to take ownership of a significant investment programme and play a key role in shaping the future of a social housing portfolio.
The role offers hybrid working, with 2 days per week in the office, alongside the opportunity to operate at a senior strategic level within an established housing organisation.
