BD Group is seeking an experienced and commercially focused Head of Assets & Estate to lead the strategic and operational management of LondonEast-UK, ensuring the estate remains safe, compliant, commercially successful and positioned for future growth.
This is a senior leadership opportunity for an experienced estates, property or asset management professional to take responsibility for a complex multi-occupier estate, overseeing asset strategy, tenant and lease management, statutory compliance, facilities management, capital investment and commercial performance.
Working closely with tenants, contractors, consultants, LBBD stakeholders and internal teams, you will ensure the estate delivers an excellent customer experience, value for money and long-term sustainability whilst supporting BD Group's wider commercial ambitions.
Key Responsibilities
- Lead the overall asset and estate management strategy for LondonEast-UK, ensuring alignment with BD Group's commercial and operational objectives.
- Provide visible leadership across the estate, establishing clear standards, priorities and governance arrangements.
- Develop and maintain long-term asset management plans covering compliance, planned maintenance, lifecycle investment and capital works.
- Ensure the estate is managed as a commercially sustainable asset, balancing income generation, risk management, tenant satisfaction and investment priorities.
- Lead tenant management activities including onboarding, offboarding, engagement, communications and dispute resolution.
- Manage lease events including rent reviews, renewals, assignments, licences, wayleaves and occupation agreements.
- Ensure leases, licences and commercial agreements are accurately maintained, monitored and enforced.
- Oversee service charge management including budgeting, reconciliation, recovery and tenant engagement.
- Work closely with Finance and Legal teams to manage income collection, arrears, debt recovery and commercial negotiations.
- Own the estate compliance framework, ensuring all statutory and landlord obligations are identified, monitored and evidenced.
- Ensure compliance across health and safety, fire safety, asbestos, legionella, electrical safety, gas safety, insurance and building safety requirements.
- Maintain robust risk registers, compliance dashboards and governance reporting.
- Provide assurance reporting to senior leadership on compliance performance, investment requirements and emerging risks.
- Lead facilities management, technical services and operational service delivery across the estate.
- Oversee cleaning, security, grounds maintenance, waste management, utilities, parking and communal areas.
- Manage contractor performance through clear service standards, inspections and performance reviews.
- Drive service improvements through performance management and continuous improvement initiatives.
- Lead the planning and oversight of capital works and major works programmes across the estate.
- Develop investment programmes based on compliance requirements, asset condition, operational needs and commercial opportunities.
- Ensure projects are appropriately scoped, procured, governed and delivered within agreed budgets and timescales.
- Work with consultants, surveyors, engineers and contractors to deliver safe, compliant and high-quality outcomes.
- Own and develop the lease and asset management system as the single source of truth for estate information.
- Ensure critical lease, compliance, service charge, insurance and asset data is accurate and up to date.
- Develop reporting and performance dashboards to support governance, financial management and strategic planning.
- Work closely with Finance to monitor income, arrears, expenditure, voids, service charges and capital investment performance.
- Identify opportunities for income growth, operational efficiencies and cost reduction across the estate.
- Build strong relationships with tenants, stakeholders, regulators, advisers and service delivery partners.
- Lead, motivate and develop the estate and facilities team, promoting accountability, collaboration and professional excellence.

Qualifications, Skills & Experience
- Degree qualification in Estate Management, Property, Surveying, Facilities Management, Building Services, Construction or a related discipline, or equivalent professional experience.
- Significant experience leading estates, property, asset, facilities or technical services within a complex multi-occupier environment.
- Extensive knowledge of landlord and tenant legislation, lease management, rent reviews, service charges and commercial property governance.
- Strong experience managing statutory compliance, health and safety obligations and property-related risk.
- Proven experience overseeing facilities management services and contractor performance.
- Experience managing capital works, planned investment programmes and major works projects.
- Strong financial management skills including budget control, forecasting, business cases and value-for-money assessments.
- Experience of using lease, asset, property or CAFM systems to support operational governance and reporting.
- Professional membership such as MRICS, AssocRICS, CIWFM, MIWFM, IWFM Level 4+ or equivalent is desirable.
- Health & Safety qualification such as IOSH Managing Safely, NEBOSH General Certificate or equivalent.
- Strong understanding of landlord and tenant legislation including the Landlord and Tenant Act 1985 and Leasehold and Freehold Reform Act 2024.
- Project management, contract management or procurement qualifications would be advantageous.
- Experience implementing or enhancing asset, lease or compliance management systems would be beneficial.

- Ability to manage multiple priorities across operational, commercial and strategic workstreams.
- Highly organised with strong governance and decision-making capabilities.
- Commitment to continuous improvement, professional standards and customer-focused service delivery.
Working Arrangements
- Contract Type: Fixed Term Contract (12 months)
- Working Pattern: Full Time
- Salary: Competitive, up to £75,400 per annum
- Location: The Cube, LondonEast-UK, Dagenham
- Hybrid working available in line with business requirements.
- Regular on-site presence required to provide visible leadership across the estate and support operational delivery.
