Head of Building Fabric – Reactive Maintenance & Small Works
Essex / South of England
£65,000 – £70,000 + £7,500 Car Allowance

We’re recruiting for a senior Building Fabric / Reactive Maintenance leader to take ownership of a growing regional operation across the South.
This is working for an established national building services business providing facilities management, reactive maintenance and project services across complex multi-site estates throughout the UK.
Their customers operate across environments including healthcare, commercial property, government, logistics, retail and critical infrastructure, where keeping buildings operational and responding quickly to problems genuinely matters.
And this definitely isn't a desk-only management position.
You’ll take responsibility for the commercial and operational performance of the Southern region, managing 2–3 Contract Managers and their teams, while remaining close enough to the technical delivery to support engineers, price works and deal with difficult reactive issues when required.

What you'll be responsible for:
- Leading 2–3 Contract Managers and their operational teams
- Running a high-volume reactive building maintenance operation
- Managing reactive jobs from circa £90–£500 alongside small works projects up to £150,000
- Full regional P&L, margin, forecasting and commercial responsibility
- Estimating and preparing quotations for building works up to £150k
- Client management, service reviews and escalations
- H&S, RAMS, compliance and operational standards
- Mobilising new contracts and additional services
- Developing new business opportunities across the South
- Oversight of a major university contract
- Supporting the 24/7 reactive operation with technical escalation when required
We are specifically looking for someone who has come through building fabric / general building maintenance. That could include: Carpentry & Joinery | Roofing | Brickwork | Plastering | Doors & Windows | Flooring | Decorating | Groundworks | General Building Maintenance

You may currently be working as a: Head of Fabric | Fabric Manager | Building Fabric Manager | Contracts Manager | Senior Contracts Manager | Operations Manager | Maintenance Manager | Small Works Manager | Reactive Maintenance Manager
The important part is that you've retained your technical understanding of building fabric, while progressing into leadership and commercial responsibility.
This could be particularly attractive to someone currently running contracts who feels ready for the next step.
You'll have the autonomy to lead the region, influence how the department develops, grow the operation and be part of a wider national business with significant capability across maintenance, projects and technical services.
Package:
£65,000 – £70,000 + £7,500 car allowance
Candidates should ideally live within approximately one hour of Romford Essex, with travel throughout the South.
