The Role
We are seeking an experienced Head of Building Services to take overall responsibility for the mechanical, electrical and building services across a high-profile property portfolio in Westminster.
This is a senior position within the Facilities Management function, responsible for ensuring the buildings operate safely, efficiently and reliably. You will provide technical leadership across M&E services, planned and reactive maintenance, statutory compliance, lifecycle planning and capital projects.
Working closely with senior stakeholders, FM teams, contractors and specialist consultants, you will play a key role in shaping the long-term engineering and building services strategy for the estate.
Key Responsibilities
- Lead the operational and strategic management of all building services, including M&E, HVAC, electrical systems, BMS and associated infrastructure.
- Oversee maintenance delivery, statutory compliance, asset performance and technical standards across the portfolio.
- Manage contractors and specialist suppliers, ensuring performance, service levels and contractual obligations are consistently achieved.
- Oversee budgets, lifecycle planning and capital investment programmes, including major M&E upgrades, refurbishment and energy-efficiency projects.
- Provide technical advice to senior management, identify opportunities to improve building performance and resilience, and lead investigations into significant technical issues or service failures.
- Ensure that appropriate compliance, risk management, asset information and technical documentation are maintained across the estate.

About You
- Substantial experience within Building Services, M&E or Facilities Management, ideally within a complex commercial, corporate or public-sector environment.
- Strong technical understanding of building services together with experience managing contractors, budgets, maintenance programmes and capital projects.
- Comfortable operating at senior level and communicating with both technical teams and executive stakeholders.
- Strong knowledge of statutory compliance, health and safety, lifecycle management and building services strategy.
- Professional qualifications in engineering, building services or facilities management would be advantageous, such as CIBSE, IMechE, IET or IWFM.
