Head of Business Development
We are looking for an ambitious and commercially driven Head of Business Development to join a growing, specialist office agency.
This is a senior, hands-on position with responsibility for driving new business, leading pitches and developing the firm's business development function, while managing and growing an existing team of four.
The successful candidate will be an accomplished business developer who is comfortable operating at senior level with clients, creating and delivering compelling pitches and building long-term relationships. Equally, as part of a smaller entrepreneurial business, they must be willing to remain close to the day-to-day activity, including picking up the phone and personally generating opportunities when required.
This is an opportunity for someone to take ownership of the BD function and play a significant role in the continued growth of the business.
Key Responsibilities
- Lead the firm's overall business development strategy, identifying new opportunities and routes to market.
- Take ownership of major pitches, from initial opportunity and strategy through to presentation and conversion.
- Develop compelling pitch materials and propositions tailored to prospective clients.
- Build relationships with occupiers, landlords, property companies and other relevant decision-makers across the office market.
- Manage, motivate and develop an existing business development team of four.
- Assess the structure of the team and recruit additional talent as the business grows.
- Set clear targets, KPIs and activity levels across the BD function.
- Coach the team on prospecting, pitching, objection handling and converting opportunities.
- Maintain a strong personal pipeline alongside managing the wider team.
- Remain hands-on with outbound business development, including calls, emails, networking and direct approaches where required.
- Work closely with the agency team to identify opportunities and ensure new instructions are effectively converted.
- Develop and improve CRM, pipeline management and reporting processes.
- Monitor performance and provide clear visibility on pipeline, conversion rates and future revenue opportunities.
- Represent the business at industry events, meetings and networking opportunities.
- Help develop the firm's wider profile and proposition within the office market.

About You
We are looking for someone who combines senior-level commercial capability with a genuinely hands-on mentality.
You will ideally have:
- A strong track record in business development, sales or agency within commercial property, office agency, flexible workspace or a closely related B2B environment.
- Demonstrable experience winning new business and converting significant opportunities.
- Excellent pitching and presentation skills, with the confidence to present to senior decision-makers.
- Previous experience managing and developing a high-performing sales or BD team.
- Experience recruiting and growing a team would be advantageous.
- Strong commercial instincts and the ability to identify where the best opportunities sit.
- The ability to create structure, accountability and energy within a business development function.
- Excellent relationship-building and communication skills.
- A proactive, entrepreneurial approach suited to a smaller and growing business.
- The willingness to remain personally involved in prospecting and outbound activity rather than purely managing from a distance.

The Opportunity
This role would suit an experienced Head of Business Development, Business Development Director or senior commercial professional who wants genuine ownership and influence within a smaller business.
You will inherit an established team of four, but there is significant scope to develop the function further, grow the team and shape how the business approaches new client acquisition.
The position offers the opportunity to combine strategy, leadership, pitching and hands-on business development, with a direct impact on the growth of the company.
