Head of Commercial Property Management

Location: South West London
Salary: £65,000 – £75,000 + bonus/commission
Sector: Commercial Property Management

An established independent property consultancy is looking to appoint a Head of Commercial Property Management to take ownership of a substantial commercial portfolio across South West London.

The business manages approximately 140–150 commercial properties and 200+ leases, predominantly for private investors and HNW clients. The portfolio covers retail, offices, industrial and other specialist commercial assets.

This is a senior, hands-on role with plenty of autonomy. Alongside the day-to-day management of the portfolio, you will have the opportunity to review how it is structured, improve efficiencies and identify additional fee opportunities from the existing client base.

The role

  • Take ownership of a substantial commercial property portfolio
  • Manage key client and occupier relationships
  • Oversee service charges, budgets and portfolio performance
  • Handle lease events, rent reviews and L&T matters depending on experience
  • Identify additional fee opportunities from existing clients
  • Ensure client requests and actions are followed through quickly and effectively
  • Work closely with the accounts, administration and wider surveying teams
  • Help improve systems and make effective use of property technology and AI

What they're looking for

  • MRICS qualified
  • Strong Commercial Property Management experience
  • Proactive, responsive and comfortable working autonomously
  • Able to manage a high-volume portfolio and multiple private clients
  • Strong client-facing and relationship-management skills
  • Good service charge and commercial lease knowledge
  • L&T / rent review experience advantageous
  • Comfortable embracing technology and new ways of working
  • Driving licence and access to a car

Package

  • £65,000 – £75,000 base salary, depending on experience, with a strong bonus/commission scheme

The business also offers mileage reimbursement, birthday off, Christmas office closure outside of annual leave and flexibility around working arrangements once established.

There is also genuine longer-term opportunity as the business looks to continue growing and acquiring other businesses in the local market.
