Head of Dilapidations
Central London (Hybrid)
Up to £100,000 + £7,700 car allowance + 20% bonus
ENB are looking for an experienced Head of Dilapidations to lead and grow an established dilapidations service line within a highly successful and expanding property consultancy.
This is a senior appointment and would suit a MRICS Building Surveyor with significant dilapidations expertise, strong commercial instincts and an established client network.
You will combine hands on technical delivery with responsibility for developing the service line, winning new work and strengthening relationships with high profile investor, institutional, logistics and retail clients.
The role
You will work closely with the Senior Director for Dilapidations to develop and deliver the service line business plan, whilst managing a diverse portfolio across
- Industrial & logistics
- Offices
- Retail
- Build to Rent
- Purpose Built Student Accommodation
You will be both a technical leader and a commercially focused consultant, with responsibility for growing the service offering, developing client relationships, improving operational standards and supporting the development of the wider team.

- Lead and grow the dilapidations service line across the business
- Deliver high quality end-to-end Building Surveying and dilapidations instructions
- Develop and maintain senior relationships with existing and prospective client
- Generate new instructions and identify opportunities for service line growth
- Develop and deliver the dilapidations business plan and objectives
- Lead operational and process improvements across the service line
- Support marketing, business development and the production of case studies and capability materials
- Build a strong community of practice and share knowledge across offices
- Mentor, coach and develop technical team members
- Work collaboratively with wider Built Asset, Development and Engineering & Sustainability teams
- Take responsibility for fee delivery, profitability and performance against agreed targets
What are we looking for?
This role requires a senior Building Surveyor and dilapidations specialist, rather than someone looking purely for a management position.
You will need:
- MRICS and a relevant Building Surveying degree or equivalent qualification
- Significant post-qualification experience in Building Surveying and commercial dilapidations
- Demonstrable technical expertise and a track record of delivering high quality dilapidations advice
- An established commercial property client base and network of industry contacts, with the ability to generate new work and introductions
- Proven experience in business development, winning instructions and growing fee income
- Strong commercial awareness and experience managing financial/performance targets
- Experience leading, mentoring and developing surveyors and wider technical teams
- Excellent client-facing, influencing and relationship-management skills
- The ability to manage multiple instructions, prioritise effectively and maintain high standards of delivery
- A strong understanding of current commercial property challenges and market trends
