Head of Estate Management
Location: London (On-site, full-time)
About the role
A leading global data centre operator is looking for a Head of Commercial & Estate Management to oversee a major mixed-use estate in London. The estate covers around 500,000 sq ft across two main buildings and has more than 20 tenants. You'll be the owner's day-to-day lead. You'll direct an external Asset Manager and an external Property Manager and hold them to account, so that the Business Plan, budget and performance targets are delivered. This is a high-profile role where you'll work closely with senior leadership. It suits someone who can think strategically and also handle commercial detail hands-on.
Key responsibilities
- Lead day-to-day delivery of the approved Business Plan, budget and performance targets for the estate
- Drive the commercial strategy in line with corporate objectives, investment expectations and long-term portfolio value
- Manage the external Asset Manager and Property Manager, clarifying who does what and preventing gaps or duplication
- Chair the monthly Estate management meeting covering leasing, projects, compliance, tenant matters, risks and actions
- Review and challenge third-party recommendations, and issue owner instructions within your delegated authority
- Secure approvals for reserved matters, including transactions, consultant appointments, material capex and significant risks
- Produce monthly commercial reporting on forecasts, variances, risk, opportunity, exposure and budget performance
- Oversee reporting on leasing, rent reviews, renewals, arrears, service charge, capital projects, valuation and cash flow
- Maintain an integrated risk and action register, decision records and robust change control processes
- Coordinate input from business development, finance, treasury, legal, compliance, operations and senior management
- Run monthly KPI and service-level reviews, plus formal six-monthly performance reviews with remediation plans where needed
- Represent the business in key tenant, stakeholder and community relationships
- Support the analysis of potential investments and build knowledge of the wider portfolio and the data centre sector

About you
- Bachelor's degree in Commercial Management, Real Estate or a related discipline
- Significant commercial management experience, ideally in data centres, industrial property, real estate development or mission-critical infrastructure
- Proven track record of managing external consultants, asset or property managers, or suppliers
- Advanced skills in commercial analysis, negotiation, reporting and executive communication
- Strong numeracy, close attention to detail and excellent written English
- Confident with senior stakeholders, able to challenge constructively and give clear direction
- Highly organised, able to balance conflicting priorities and a varied workload
- Skilled with Microsoft 365 and interested in using AI tools to improve performance
- Experience in B2B technology, data centres, cloud, telecoms or professional services, or in an international or matrix organisation, is highly desirable

Full-time, based in the London office five days a week
