Head of FM & Property Services
Our client is a large and complex organisation responsible for managing a significant property portfolio and delivering facilities management services across a diverse estate. Due to continued investment and a focus on operational excellence, an opportunity has arisen for an experienced Head of FM & Property Services to lead the delivery of Hard and Soft FM services, property management activities and customer-focused operational support functions.
This is a high-profile leadership role, responsible for ensuring that buildings, infrastructure and support services remain safe, compliant, sustainable and fit for purpose whilst supporting wider organisational objectives.
Your new role
As Head of FM & Property Services, you will provide strategic and operational leadership across Facilities Management, Property Services and Customer Support functions. Reporting into the senior Estates leadership team, you will lead multidisciplinary teams responsible for FM operations, helpdesk services, contractor management and property management activities across a large and varied estate. You will play a key role in driving service improvement, ensuring compliance, developing stakeholder relationships and enhancing the overall customer experience, whilst managing budgets, contracts and operational performance. This is an excellent opportunity for an experienced Head of Facilities, Head of Estates, FM Operations Manager or Senior Facilities Leader seeking a client-side leadership position within a complex estate environment.

Key responsibilities:
- Lead and develop Hard and Soft FM services across the estate.
- Provide leadership and direction to Facilities Managers and customer support teams.
- Ensure buildings remain safe, compliant, secure and well maintained.
- Oversee contractor performance, permits to work, RAMS and service delivery standards.
- Support statutory and non-statutory compliance requirements across FM operations.
- Act as a key interface between Facilities, Compliance, Health & Safety and Technical Services teams.
- Develop strong relationships with senior stakeholders and service users.
- Manage property portfolio matters including leases, licences and landlord/tenant obligations.
- Ensure compliance with Land Registry requirements and property documentation.
- Lead contract management, procurement activities and supplier mobilisation projects.
- Manage operational budgets and identify opportunities for efficiency savings.
- Drive service improvements through data analysis, CMMS reporting and performance management.
- Ensure robust business continuity and emergency response arrangements are in place.
- Support sustainability initiatives and organisational carbon reduction targets.
- Promote a culture of continuous improvement, accountability and customer excellence.
What you'll need to succeed
- Significant experience leading Facilities Management operations across a large and complex estate.
- Strong background managing both Hard and Soft FM services.
- Proven experience leading multidisciplinary teams and external contractors.
- Strong understanding of statutory compliance, health & safety and facilities legislation.
- Experience managing contracts, procurement processes and supplier relationships.
- Track record of delivering service improvements and operational change programmes.
- Knowledge of CAFM / CMMS systems and performance reporting.
- Strong financial management and budget responsibility experience.
- Excellent stakeholder engagement and communication skills.

Salary: £61,166 - £68,818
