London Portfolio | Regency

We're looking for an experienced Head of Hard Services to lead our engineering operations across a diverse London property portfolio.


This is more than an operational FM role. It's an opportunity to lead people, influence performance, strengthen technical standards and shape how Hard Services evolves as Regency continues to grow.


The opportunity

You'll take ownership of the end-to-end delivery of Hard Services across your portfolio, ensuring buildings remain safe, compliant, dependable and cost-effective.

You'll lead and develop a technical team, oversee planned and reactive maintenance, drive statutory compliance and hold contractors and suppliers to account.

Working across Property Management, Facilities Management and Asset Advisory, you'll sit at the heart of the relationship between technical delivery, clients, asset performance and commercial outcomes.

You'll be trusted to make decisions, challenge poor performance and find better ways of working.

  • Leading, developing and engaging a high-performing technical team.
  • Setting clear expectations around ownership, accountability and delivery.
  • Ensuring statutory compliance and technical standards are consistently maintained.
  • Overseeing planned, reactive and emergency maintenance across the portfolio.
  • Challenging contractors and suppliers to deliver against agreed standards and KPIs.
  • Managing variations, expenditure, invoices and value for money.
  • Working closely with Property and Facilities Managers to resolve issues and improve client experience.
  • Using technical insight to support asset planning, lifecycle decisions and operational improvements.
  • Ensuring communication is clear, timely and joined up across teams and stakeholders.

What you'll bring

You'll be an experienced Hard FM or Building Services professional with strong technical credibility and the leadership capability to bring people with you.

You'll have:

  • Proven experience managing Hard FM, engineering or building services across a multi-site portfolio.
  • Strong knowledge of mechanical, electrical and HVAC systems.
  • A relevant engineering qualification such as City & Guilds, NVQ or equivalent.
  • Strong understanding of statutory maintenance and compliance.
  • Experience managing contractors, suppliers and service contracts.
  • Commercial awareness and the ability to interpret contractual and financial information.
  • Strong negotiation, troubleshooting and problem-solving skills.
  • Excellent stakeholder management and communication.
  • A full UK driving licence.
