The Role: Head of Health & Safety

Sector: Residential Real Estate Portfolio

Location: Greater Manchester

Salary: £80,000

I am very excited to be working on this Brand-new role for a Head of Health and Safety. A genuinely rare opportunity to shape the function from day one!

We have a high-impact opportunity to build and lead Health & Safety for a fast-growing residential platform across multi and single-family homes. This is not a tick-box compliance role – it’s a chance to embed safety into every decision, every building and every team as the business scales.

We are looking for an Experience Head of Health and Safety to join what is essentially a start-up environment and thoroughly develop and implement systems, process, policy and strategy that will enable the group to continue on a well invested growth trajectory. This is NOT BAU – this is scale up, continuous improvement and being in projects from planning to post-occupancy. For good measure, there is also the ‘in-house’ H&S to be taken care of – built to ensure that colleagues are considered at every stage too.

  • Brand-new, strategic role reporting to the COO – you will design and own the H&S function.

What you’ll own

  • Ensure statutory H&S obligations are met in practice across the whole portfolio.
  • Lead the fire safety strategy: current risk assessments, closed-out actions, clear timelines.
  • Take full responsibility for Building Safety Act compliance, including higher-risk buildings and Accountable Person duties.
  • Maintain live visibility of compliance status and oversee all statutory testing with complete audit trails.
  • Close the gap between policy and what happens on the ground; set standards that build a genuine safety culture.
  • Work side-by-side with operations, estates and maintenance to provide workable, compliant solutions, not roadblocks.
  • Own incident reporting, investigation and root cause analysis; use patterns to drive systemic improvement.
  • Maintain a live H&S risk register and report accurately to senior leadership to inform decisions.

All About You

  • Multi-site residential H&S experience across occupied buildings.
  • Exposure to High Rise developments.
  • Strong knowledge of fire safety legislation and the Building Safety Act in practice.
  • Proven record of embedding H&S into day-to-day operations, not just writing policies.
  • Experience managing statutory compliance programmes across multiple properties with clear audit trails.
  • NEBOSH qualified (or equivalent); additional fire safety qualifications are a strong advantage.
  • Practical, grounded and resident-conscious – an enabler who takes ownership and can explain complex safety issues clearly to any audience.
  • Comfortable creating process and structure in a fast-moving, still-evolving business.
  • Able to juggle fixed statutory deadlines, evolving regulation and live operational demands.
  • Ready to hold difficult conversations with operations, contractors and leadership with clarity and without flinching.
