Head of Lettings Opportunity

If you know how to win landlords, build relationships with developers and investors and turn those connections into managed properties, this Head of Lettings opportunity puts business development firmly at the heart of the role, giving you the autonomy to shape how you grow the portfolio and make a genuine commercial impact.

The Package:

  • £40,000 basic salary + OTE £70,000
  • Performance-related commission
  • Monday to Friday, 9:00am–5:00pm
  • No weekends
  • Office-based in Manchester
  • 20 days' holiday plus Bank Holidays
  • Additional paid time off during the Christmas office closure
  • Genuine autonomy and longer-term progression as the portfolio grows

Harte Recruitment is working with an established Manchester property business looking for a commercially driven Head of Lettings to grow its managed portfolio.

This isn't a day-to-day Property Management role. Your focus will be winning business, developing landlord relationships, getting in front of developers and investors and converting opportunities into new instructions.

Alongside growth, you'll lead and support the lettings function, ensuring properties are let effectively, performance stays on track and key landlord relationships receive the right level of attention.

The Person:

  • Experience within residential lettings, estate agency or property
  • Proven business development and landlord acquisition ability
  • Confident building relationships with landlords, developers and investors
  • Commercially minded, proactive and comfortable generating your own opportunities
  • Strong pitching, negotiation and instruction-winning skills
  • Credible with senior property professionals
  • Able to lead, coach and motivate a lettings team
  • Strong Manchester property/rental market knowledge
  • Organised, persistent and relationship-focused

The Head of Lettings Role:

  • Own lettings business development across Manchester
  • Generate and convert new landlord and management instructions
  • Build developer, investor and professional referral relationships
  • Conduct valuations and pitch for new business
  • Manage and follow up a strong opportunity pipeline
  • Grow and retain existing landlord relationships
  • Identify additional properties from existing clients
  • Lead the lettings team and monitor performance
  • Support complex negotiations and escalated landlord matters
  • Attend networking and property events
  • Work with senior leadership on lettings growth strategy
  • Drive portfolio growth, new instructions, retention and team performance
