Head of Lettings
12-month fixed-term contract
Location: Harpenden, St Alban
Salary: £35,000 Basic + £6,500-£8,000 Car Allowance + Office Profit Share (OTE £70,000+)
Hours: Monday-Friday, 9:00am-6:00pm
Holiday: 28 days (Associate Director) | 30 days (Director)
About the Company
Our client is one of UK' most respected property consultancies, with a longstanding reputation for delivering exceptional service across prime residential lettings. With an established market presence, a high-performing team and a strong pipeline of business, they are now looking to appoint an experienced Head of Lettings to lead their Harpenden office.
Managing a team of one Lettings Negotiator and one Lettings Coordinator, you'll be responsible for driving departmental performance, developing client relationships and overseeing the day-to-day operations of a successful lettings business.
This role is for an initial 12 months to be reviewed after.
The Role
This is a hands-on leadership position that combines business development, landlord relationship management and operational oversight.
You'll take ownership of growing the department through winning new instructions, carrying out market appraisals and ensuring the office continues to deliver an exceptional customer experience. Alongside managing the team's performance, you'll be responsible for maintaining operational standards, supporting compliance and identifying opportunities to increase market share and profitability.

This role would suit an ambitious Senior Lettings Manager or existing Head of Lettings looking to join a highly regarded brand with genuine autonomy and long-term progression.
Key Responsibilities
- Lead and manage the Harpenden Lettings team, driving performance and development.
- Carry out market appraisals and secure new landlord instructions.
- Build and maintain strong relationships with landlords and key clients.
- Oversee the operational performance of the department, ensuring a smooth lettings process from instruction through to completion.
- Monitor departmental KPIs, profitability and overall business performance.
- Coach, mentor and develop team members through regular reviews and ongoing support.
- Work closely with internal departments to maximise cross-selling opportunities.
- Ensure all lettings activity complies with current legislation and industry regulations.
- Identify opportunities to grow market share and increase revenue.
- Represent the business professionally within the local marketplace and wider property network.

About You
You'll already have a successful background within residential lettings and enjoy leading people while remaining commercially focused.
You'll have:
- Experience managing a lettings team.
- A proven track record of winning instructions and carrying out market appraisals.
- Strong knowledge of residential lettings legislation and compliance.
- Excellent leadership and coaching skills.
- Commercial awareness with the ability to drive revenue and profitability.
- Outstanding communication and relationship-building abilities.
- A proactive, hands-on approach with excellent organisational skills.
- ARLA qualification would be advantageous but is not essential.
