About the Role

We are now looking for a Head of Maintenance to join our team at Inspired Villages. We're driven by our purpose to build real communities that enhance the lives of our residents every single day. As our Head of Maintenance, you will lead the village maintenance function, overseeing a team of Maintenance Assistants, Gardeners and Night Porters to ensure the smooth operation, maintenance and presentation of the village estate. You will be responsible for the strategic and operational management of buildings, facilities, infrastructure, compliance and planned maintenance programmes, ensuring works are delivered safely, efficiently and to the highest standards. Playing a key leadership role within the village, you will help create a safe, welcoming and exceptionally maintained environment that enhances the experience of our residents, colleagues and visitors.

Key Responsibilities

  • Leading and managing the village's planned preventative and reactive maintenance programmes, ensuring all buildings, facilities, equipment and external areas are maintained to the highest standards.
  • Providing leadership, support and development to the Maintenance, Gardening and Night Porter teams, driving performance, engagement and accountability.
  • Ensuring full compliance with all statutory obligations, health and safety legislation, company policies and industry best practice.
  • Managing contractor performance, procurement and service delivery to ensure quality, value for money and compliance standards are achieved.
  • Overseeing the safe operation and maintenance of village vehicles, ensuring servicing, inspections and repairs are completed as required.
  • Taking ownership of resident maintenance requests, ensuring excellent customer service and effective communication throughout.
  • Leading the preparation of properties for new residents, ensuring homes are delivered to an exceptional standard and ready for occupation.
  • Managing the village defect reporting process, ensuring defects are accurately recorded, prioritised and resolved promptly.
  • Developing and growing the chargeable repairs and maintenance service, supporting village revenue targets and commercial objectives.
  • Supporting the Finance team with utilities management, meter readings and associated property information as required.
  • Ensuring all statutory testing and inspections are completed and recorded, including fire safety, water hygiene (Legionella), emergency lighting and other compliance activities.
  • Conducting regular inspections of occupied and vacant properties, communal facilities, grounds and plant areas to maintain presentation and safety standards.
  • Managing maintenance budgets, stock control and expenditure in line with agreed financial targets.
  • Working collaboratively with the Village Leadership Team to support operational objectives, continuous improvement initiatives and resident satisfaction.
  • Promoting a culture of safety, compliance, customer excellence and continuous improvement across the maintenance function.
