Head of Operations / Branch Manager
An opportunity has arisen for a Head of Operations / Branch Manager to join a well-established independent estate agency with a strong presence in the local residential property market.
As Head of Operations / Branch Manager, you will report to the Director, overseeing day-to-day operations, leading the team, driving business growth and deputising when required. This is a full-time role offering salary range of GBP 35,000 - GBP 40,000 (negotiable) and benefits.
This is a hands-on leadership role involving business development, winning new instructions, building client relationships and supporting revenue growth.
You Will Be Responsible For
- Conduct regular team meetings and one-to-ones to review progress and resolve challenges.
- Monitor performance against key measures, including pipeline activity, conversions, instructions and revenue.
- Identify development requirements and provide coaching to improve individual and team performance.
- Oversee compliance with AML, GDPR, Trading Standards and applicable property legislation.
- Work alongside the Property Manager to ensure the managed lettings portfolio is maintained to the required standard.
- Prepare operational and performance updates for senior management.
- Generate new opportunities through valuations, instructions and the acquisition of landlords and vendors.
- Develop and maintain relationships with clients, property developers and relevant local contacts.
- Support marketing initiatives and activities designed to strengthen the agency's local presence.
- Identify opportunities to expand the managed lettings portfolio.
- Manage recruitment activity when vacancies arise, including candidate screening, interviews and onboarding.

What We Are Looking For
- Previously worked as Estate Agency Branch Manager, Estate Agency Manager, Sales and Lettings Manager, Operations Lead, Area Manager, Estate Agent Manager, General Manager, Operations Manager, Regional Manager or in a similar role.
- Possess leadership experience within estate agency or residential property.
- A strong record of leading, developing and improving team performance.
- Commercial awareness with an understanding of revenue generation and business growth.
- Understanding of relevant property legislation and compliance requirements.
- Proven ability to develop new business and build lasting client relationships.
- Excellent organisational skills with the ability to manage multiple priorities within a busy office.
- Strong communication skills when dealing with clients, employees and senior management.
- ARLA qualification would be beneficial.
