Head of Property Care
Salary: £77,850
Location: Oldham, with hybrid working
Hours: 37 hours per week
At First Choice Homes Oldham, we’re committed to providing safe, high-quality homes and services that make a real difference to our customers and communities.
We’re looking for an experienced Head of Property Care to lead our responsive repairs, voids and associated Property Care services, ensuring our customers receive an efficient, safe and consistently high-quality service.
This is a significant operational leadership role with responsibility for a large and predominantly mobile workforce, service performance, financial management, supply chain delivery and continuous improvement.

The impact you’ll make
Reporting to the Director of Repairs and Maintenance, you’ll provide strategic and operational leadership across our Property Care services, with responsibility for responsive repairs, voids, electrical testing and key operational support functions.
You’ll lead through your management team to create a high-performing, engaged and customer-focused service, ensuring resources are used effectively and services remain safe, compliant and financially sustainable.
You’ll work closely with colleagues across FCHO, contractors, suppliers and external partners to improve performance, introduce new ways of working and ensure our Property Care service continues to evolve in response to the needs of our customers and organisation.
You’ll:
- Lead the delivery of safe, efficient and customer-focused responsive repairs and void services.
- Provide strong leadership across Property Care, creating a high-performing, engaged and accountable workforce.
- Manage budgets, performance, resources and supply chain activity to deliver value for money.
- Drive continuous improvement, productivity and innovation, including the effective use of new technology.
- Ensure services remain compliant with all relevant statutory, regulatory and health and safety requirements.
- Develop and deliver the Property Care strategy and business plans, using performance data and customer feedback to improve services.
- Build strong relationships with customers, colleagues, contractors and partners to support joined-up service delivery.

What you’ll bring
You’ll bring:
- Significant leadership experience within repairs, maintenance, property services or a similar operational environment.
- Experience leading and engaging a large or predominantly mobile workforce.
- Strong financial, commercial and performance management skills.
- A track record of improving services, productivity and customer outcomes.
- Experience managing contractors, supply chains and key stakeholder relationships.
- Strong knowledge of relevant legislation, regulation and health and safety requirements.
- Excellent communication, influencing, problem-solving and decision-making skills.
- Experience developing strategy, policies and operational procedures.
You’ll also hold:
- IOSH.
- A formal building qualification.
- CIH Level 5 Diploma in Housing, or be willing to work towards this.
- A full UK driving licence and access to a vehicle for work purposes is also required.
