Head of Property Management | Beaconsfield

A hands-on commercial property leadership role for someone with strong property expertise, practical judgement and the ambition to improve processes and influence the wider business.

Sorbon Estates is a privately owned, multi-award-winning commercial property investor and developer with an established track record of enhancing both properties and their surrounding environments.

As part of the Shanly Group, we take a long-term approach to property investment, development and asset management, with a diverse and continually evolving commercial portfolio.

About the role

We are looking for an experienced commercial property professional to take ownership of the Property Management function and lead from the front.

Reporting directly to the Managing Director, you will oversee the wider Property Management function while managing your own portfolio, including some of Sorbon Estates' larger and more complex properties.

This is not a role focused solely on delegation and oversight. We are looking for someone who is comfortable getting into the detail, understanding what is happening, making sound decisions and ensuring issues are followed through to resolution.

You will work closely with the Estate Managers, Finance, Maintenance and Credit Control, taking ownership of service charges, tenant relationships, arrears, contractors, compliance, maintenance and property presentation, while identifying opportunities to improve processes, control costs and raise standards across the portfolio.

A key part of the role is practical judgement. You should understand how buildings work, be able to get under the skin of a property issue and determine the appropriate course of action rather than simply passing problems on. This is an autonomous leadership position with genuine scope to influence how Property Management operates and make a visible contribution to the performance of the portfolio.

What you will be doing

  • Lead the Property Management function, working closely with the Estate Managers to establish priorities, standards and accountability.
  • Manage your own portfolio, including some of Sorbon Estates' larger and more complex commercial properties.
  • Act as a senior point of contact for tenants and occupiers, managing relationships and more complex or sensitive matters.
  • Own the service charge function across the portfolio, working closely with Finance on budgets, expenditure, recharges and reconciliations.
  • Work with Credit Control and the Estate Managers on arrears and debt recovery, taking ownership of complex matters where required.
  • Oversee maintenance, repairs and planned preventative maintenance alongside the Maintenance Manager.
  • Maintain high standards of property presentation through regular inspections and proactive management.
  • Maintain oversight of commercial property compliance, including health and safety, fire safety, asbestos, water hygiene, electrical and gas safety, lifts, legionella, life safety systems, insurance and EPCs.
  • Manage contractors, suppliers and professional advisers, holding them accountable for quality, performance, cost and service.
  • Review supplier and contractor arrangements to identify opportunities to improve consistency, consolidate contracts and achieve better value.
  • Identify recurring issues and opportunities across individual properties and use these to improve processes and efficiency across the wider portfolio.

What we are looking for

You may currently be a Senior Property Manager, Property Manager or similar commercial property professional ready to take on broader leadership responsibility.

You will bring:

  • Strong experience in commercial property management.
  • A good understanding of commercial leases and landlord and tenant matters.
  • Experience managing service charges, budgets, expenditure and tenant recharges.
  • Practical knowledge of buildings, maintenance and property operations, with the ability to assess problems and make sensible decisions.
  • Experience managing contractors, suppliers and professional advisers.
  • Good knowledge of commercial property compliance and health and safety.
  • Strong tenant-facing and relationship management skills.
  • The leadership qualities to set standards, build credibility and bring people with you.
  • Strong financial and commercial awareness, with the confidence to challenge costs and identify opportunities to improve efficiency.
  • Excellent communication, organisation and attention to detail.
  • The confidence to make decisions, take ownership and be accountable for outcomes.
  • An openness to using technology, data and new approaches to improve Property Management.
