About
Our client is a leading commercial property consultancy in the Midlands, offering a full suite of professional services. Property management has been identified as a target growth area for the business and this hire sits at the heart of that strategy.
The Opportunity
This is a senior leadership appointment designed for someone who can take ownership of the property management division and drive it forward commercially. The business has a solid existing book, an established team, and a clear appetite to invest. What it needs is a Head of department with the entrepreneurial mindset and commercial energy to turn a well-run operation into a scalable, revenue-generating service line.
The successful candidate will lead an established team across property management and accounts, with the remit and backing to grow the division significantly. They will be expected to win new instructions, pitch for work through the firm's wider network and cross-referrals from other service lines, and build the firm's profile with institutional landlords, fund managers and asset managers both regionally and in London.
There is a realistic pathway to equity for the right person, as a genuine long-term incentive.

Key responsibilities
Business development & revenue growth
- Win new property management instructions across the Midlands and nationally.
- Build and maintain relationships with clients
- Identify and convert cross-referral opportunities from the firm's other service lines
- Pitch for mandates
- Set and deliver annual revenue and fee income targets for the property management division.
- Lead, mentor and develop the existing property management and accounts team, setting clear performance expectations and fostering a high-performance culture
- Recruit and grow the team in line with the firm's ambition to scale the division to 20+ people, identifying talent gaps and making strategic hires
- Introduce best-practice processes, reporting frameworks and technology to improve service delivery, efficiency and client retention
Property management delivery
- Oversee the day-to-day management of a mixed commercial portfolio across office, retail, industrial and mixed-use assets.
- Ensure compliance with all statutory, regulatory and lease obligations including health and safety, service charge management and insurance.
- Manage service charge budgets, reconciliations and year-end accounts to a high standard and in line with the RICS Service Charge Code.
- Instruct and manage contractors and suppliers, negotiating contracts and ensuring value for money.
- Prepare and present client reports
- Coordinate with other service lines

Strategic & operational
- Develop and execute a growth plan for the property management division, reporting progress to the partners.
- Represent the firm at industry events, conferences and networking functions to raise its profile in the property management market.
- Contribute to firmwide strategy as a senior member of the leadership team, with a view to equity participation down the line
Candidate profile
- A demonstrable track record of winning new property management business
- Experience leading a team or managing within a team
- Strong pre existing client relationships
- Commercially driven with an entrepreneurial mindset - comfortable being targeted on revenue as well as service delivery.
- Confident pitching and presenting to clients.
- Experience managing mixed use commercial portfolios for a range of clients
