We are working with a rapidly growing, purpose-led organisation that plays a critical role in supporting communities across the UK. The business provides essential services to vulnerable individuals and works closely with public sector partners, including government bodies and local authorities, to deliver high-quality accommodation and support solutions.

Following a period of significant growth, the organisation is now investing further in its property function. This is an exciting opportunity for a Head of Property Pricing to join at a time of transformation, increased focus and operational improvement.

This is a strategic opportunity for a commercially focused property professional with extensive experience in property valuation, rental analysis, and market pricing. The successful candidate will lead the organisation's property pricing strategy, ensuring rents remain competitive, commercially viable, and aligned to market conditions across a diverse UK property portfolio.

We are particularly interested in speaking with candidates from a Housing Association, Registered Provider, Property Investment, Valuation, or Chartered Surveying background, including RICS-qualified Valuers.

The Opportunity

As Head of Property Pricing, you will be responsible for reviewing and analysing comparable rental values across multiple property types and geographical locations throughout the UK. You will use market intelligence, financial analysis, and pricing models to ensure the organisation is securing properties at the correct market rate while maximising value and mitigating commercial risk.

Working closely with senior stakeholders, you will provide strategic insight that directly influences investment decisions and portfolio performance.

Key Responsibilities

  • Lead the development and implementation of the organisation's property pricing strategy.
  • Assess and benchmark market rents across a wide range of property types, including residential properties, HMOs, and dispersed accommodation.
  • Conduct detailed financial and commercial analysis to support pricing recommendations and investment decisions.
  • Build and maintain robust pricing models using Excel and BI tools.
  • Analyse market trends, rental performance, competitor activity, and inflationary impacts.
  • Evaluate pricing requests and assess the commercial impact on profitability and margins.
  • Provide clear, concise, and commercially focused recommendations to senior stakeholders.
  • Ensure compliance with relevant contractual, regulatory, and commercial requirements.
  • Support property acquisition, investment, and portfolio management activities.
  • Lead and influence cross-functional teams including Finance, Legal, Commercial, and Property functions.
  • Provide coaching and development support to colleagues and team members.

We are seeking a highly analytical and commercially astute property professional who can combine market expertise with financial insight.

You will have:

  • Significant experience assessing and evaluating market rents across multiple UK locations.
  • Strong knowledge of residential property markets and rental valuation methodologies.
  • Experience gained within a Housing Association, Property Investment business, Registered Provider, surveying practice, or similar environment.
  • RICS qualification or valuation experience would be highly advantageous.
  • Advanced Excel skills and experience building complex financial models.
  • Strong commercial awareness with the ability to understand the impact of pricing decisions on returns and risk.
  • Excellent stakeholder management and business partnering skills.
  • The ability to communicate complex financial and property data to non-technical audiences.
  • Strong organisational skills and experience managing multiple projects simultaneously.
