Interim Head of Property Services – Repairs & Maintenance £700 per day – Umbrella Inside IR35 | Hybrid Working

We are supporting a large social housing organisation with the appointment of an experienced Interim Head of Repairs & Maintenance.

This is a senior leadership role with responsibility for transforming and improving a high-volume responsive repairs, voids and minor works service. You will lead a substantial operational workforce, including a Direct Labour Organisation and specialist contractors, while improving productivity, resident satisfaction, commercial performance and regulatory compliance.

Key responsibilities

  • Provide strategic and operational leadership across responsive repairs, voids and minor works
  • Lead and develop operational, repairs, scheduling, customer service, contract and commercial management teams
  • Develop and implement a clear repairs and maintenance strategy
  • Drive a strong Right First Time culture across the service
  • Improve workforce productivity, utilisation and operational performance
  • Ensure emergency and routine repairs are completed within contractual timescales
  • Manage multi-million-pound budgets and improve cost-per-repair performance
  • Oversee specialist contractors, SLAs, KPIs and contract performance
  • Improve resident satisfaction and reduce complaints, disrepair cases and service failures
  • Lead responses to regulatory and Housing Ombudsman findings
  • Ensure compliance across health and safety, gas, electrical, fire, asbestos, water hygiene, CDM and building safety requirements
  • Deliver service improvement and organisational change programmes

Required experience

You will need significant senior leadership experience within social housing repairs and maintenance, including:

  • Leading large responsive repairs and voids services
  • Managing a Direct Labour Organisation and subcontractor supply chain
  • Responsibility for significant repairs and maintenance budgets, ideally £20m+
  • Strong commercial, contractor and performance management experience
  • Excellent knowledge of Schedule of Rates
  • Leading service transformation and performance improvement
  • Improving resident experience within a complex housing environment
  • Strong knowledge of housing, building safety, disrepair, damp and mould, and health and safety legislation

A relevant qualification in building surveying, construction, housing or engineering would be advantageous, as would membership of RICS, CIOB or CIH.

This role requires a credible and visible leader who can quickly assess the service, establish clear operational grip and deliver measurable improvements in productivity, value for money and resident outcomes.
