Head of Residential – Property Management
I am delighted to be supporting the search for a Head of Residential to lead block management across a portfolio of around 10 buildings and 500 residential units — combining strategic oversight, technical expertise, and outstanding client service.
Key areas of delivery include:
- Manage the portfolio – Oversee day-to-day management of circa 10 buildings and 500 units, ensuring compliance with lease obligations, service charge budgets, and regulatory requirements.
- Own client relationships – Act as primary point of contact for key clients, leading meetings, presentations, and strategic discussions to deliver solutions that exceed expectations.
- Report with impact – Prepare and present monthly performance reports to boards of directors, translating KPIs, budget variance analysis, and service delivery metrics into actionable insight.
- Bring technical depth – Advise on leasehold legislation, lease interpretation, and statutory obligations, working alongside health and safety, fire safety, and building defects specialists. Carry out regular site inspections to identify maintenance, compliance, and asset improvement needs.
- Drive growth – Support new business pursuits within the block management sector, contributing pitch preparation, market analysis, and strategic expansion of the residential portfolio.
- Refine how we work – Design and embed operational processes, best practice frameworks, and quality assurance protocols that lift efficiency and consistency.
- Lead and develop a team – Line manage and inspire colleagues through one-to-ones, performance reviews, training, and mentoring, fostering accountability and continuous improvement.

Key experience required:
- MIRPM qualified, with advanced knowledge of residential property management principles and regulations.
- Proven track record of managing and developing high-performing teams.
- Extensive experience of sophisticated client relationships — influencing, negotiating, and delivering for boards, residents, and stakeholders.
- Deep understanding of leasehold legislation, building maintenance, and compliance frameworks.
- Commercial awareness and the ability to identify growth opportunities.
- Strong analytical and presentation skills, with board-level reporting experience.
- Demonstrated ability to identify inefficiencies and implement procedural improvements.

This is a great opportunity to successfully deliver key residential blocks within the City of London. Working pattern will be 3 days per week minimum required on site.
This role requires candidates who hold proven residential block management experience and the right to work in the UK.
