Job Overview –
The Head of Revenue & Tenancy Management is responsible for driving the commercial performance and operational delivery of Dolphin Square's Leasing and Tenancy Management (TM) functions. The role owns revenue generation, occupancy performance, pricing strategy and end-to-end tenancy management across assured periodic tenancies (APT), protected leases and commercial leases.
The primary objective of the role is to maximise occupancy and rental income while ensuring a seamless, compliant and customer focused tenancy journey. This includes overseeing the full lifecycle from enquiry and negotiation through to agreement execution, tenancy administration in-line with legislation and ongoing tenancy management.
Leading the Leasing and TM teams, the role is also responsible for setting the leadership tone for the department, motivating, inspiring and coaching the team, embedding positive ways of working, building a growth mindset and creating a culture that is adaptable, accountable and focused on continuous improvement.

Key Responsibilities - What a day as a Head of Revenue & Tenancy Management could look like:
- Lead and manage the Leasing and TM teams, ensuring high levels of engagement, performance and customer service. Ensure all business procedures and deadlines are understood, followed and reinforced through clear communication, coaching and timely follow up.
- Own and drive the leasing strategy and journey delivered by the Leasing Team, from enquiry through to offer negotiation and agreement.
- Own and maintain pricing schedules for apartments, reviewing regularly against demand, seasonality and occupancy, and setting rates to protect both occupancy and income, with sign-off from the SLT.
- Carry out competitor and market analysis across comparable BTR and PRS providers in the area, feeding insight into pricing and positioning decisions.
- Own the rent review process, using Section 13 notices under the Renters' Rights Act to implement increases on assured periodic tenancies.
- Own the end-to-end tenancy, non-tenancy, licence and commercial lease administration process across all AST, and commercial units, striving for 100% compliance and driving improvements as required.
- Support and drive the delivery of restoration project goals, action all notices as required by the business, lead on AST transfers across the estate and project manage the timetable for decants, ensuring all other departments are delivering as expected on their areas of responsibility.
- Own CRM modules for leasing and TM, holding the team to account for logging enquiries, bookings, tenancy administration and leasing activity accurately and promptly.
- Own department P&Ls, leading its review in monthly close meetings and the periodic budgeting and forecasting process for the Leasing and TM department. Create budgets, forecasts and ad hoc analysis, taking ownership of assumptions, and communicating updates to the business in a timely fashion.
- Ensure all Leasing and TM activity complies with the Renters' Rights Act, including prescribed information and notice requirements.
