There is an exciting opportunity to join Bellway, one of the UK’s largest house builders as Head of Sales within our Eastern Counties Division. This is a high-profile leadership role within a growing division, offering the successful candidate the opportunity to shape sales strategy, lead a sizeable team and play a key part in delivering ambitious growth plans across Lincolnshire, Cambridgeshire, Norfolk and Suffolk.
The division currently has eight live developments, with further outlets planned, and is targeting significant growth over the coming years. This means the role offers real scope to make an impact, from driving sales performance and conversion through to influencing market insight, land acquisition decisions, pricing strategies and the presentation of developments to customers.

Principal Accountabilities
- Working as part of the divisional senior management team to deliver the sales strategy and support the division’s three-year forecast.
- Leading, managing and developing the divisional sales team, creating a high-performance culture focused on quality, customer experience and results.
- Taking responsibility for sales forecasting, pricing, reservations, exchanges, completions and financial performance within agreed budgets.
- Using market research and insight to assess local market conditions, inform pricing strategies and maximise opportunities across existing and future developments.
- Maintaining a visible presence across developments, ensuring sales offices and show areas are presented to a high standard and positioned to support strong sales performance.
- Working closely with land, marketing, construction, customer care, solicitors, estate agents and other key stakeholders to support the successful delivery of divisional objectives.
- Managing advertising, PR, marketing activity, show home and sales office budgets, working alongside Group Marketing where required.
- Ensuring compliance with industry regulations, company standards and Bellway’s values of quality, service and trust.
Experience, Qualification and Skills
- Experience of leading a successful sales team within the new homes property sector, ideally gained within a volume housebuilder environment.
- Strong commercial awareness, with the ability to interpret market conditions and translate insight into effective sales, pricing and marketing strategies.
- Experience of managing sales performance, prospect conversion, forecasting and budgets.
- Excellent leadership skills, with the ability to motivate, coach and develop a team across multiple developments.
- A proactive, resilient and visible leadership style, with the confidence to work closely with senior stakeholders and influence decision-making.
- A strong customer focus and commitment to delivering a positive customer journey.
- Current full UK driving licence and access to a vehicle for business use.

The Role and Working Conditions
The role is divisional based with regular travel to developments across Lincolnshire, Cambridgeshire, Norfolk and Suffolk. The successful candidate will be expected to work flexibly where business needs require, including providing support around key sales periods, showroom activity or development requirements.
