Housing Team Manager
West Midlands / Regional – covering Gloucester to Birmingham
Remote with occasional site visits
Monday to Friday, 9:00am – 5:30pm
Full-time
Up to £45,000 basic + 55p per mileage
About the Role
We are currently recruiting for an experienced Housing Team Manager to lead a regional property management team across a portfolio of residential properties stretching from Gloucester to Birmingham.
This is an excellent opportunity for an experienced Housing Manager, Property Manager, Senior Property Manager or Team Leader looking to take the next step in their career and move into a position with genuine leadership responsibility.
You will lead and support a team of Property Managers, ensuring residents receive a consistently high level of service while maintaining strong operational, compliance and performance standards across the portfolio.
The role offers the opportunity to make a real impact across a multi-site operation, working closely with internal teams, clients and residents to drive performance and continuous improvement.
Key Responsibilities
- Lead, manage, coach and develop a regional team of Property Managers.
- Oversee the full tenancy lifecycle, including move-ins, tenancy renewals, tenancy changes and move-outs.
- Conduct regular 1-1s, team meetings and operational reviews.
- Monitor team performance and ensure agreed KPIs and service standards are consistently achieved.
- Produce, review and analyse monthly KPI reports, identifying trends and areas for improvement.
- Support senior management with client reporting, performance updates and operational analysis.
- Maintain strong relationships with clients, residents and external stakeholders.
- Provide guidance to Property Managers around budgets, expenditure, demands and financial reporting.
- Work closely with technical and compliance teams to ensure properties meet all relevant legislative, health and safety and regulatory requirements.
- Collaborate with Lettings, Mobilisation and Projects teams to ensure a smooth resident journey.
- Support the onboarding of new properties and sites.
- Assist with rent reviews, satisfaction surveys and resident engagement initiatives.
- Oversee monthly invoicing and promote the effective use of digital property management platforms.
- Drive operational consistency and continuous improvement across the regional portfolio.
- Promote a strong customer-focused culture across the team.

About You
We are looking for an experienced housing or property professional with a proven ability to lead and develop a team.
You will ideally have:
- Previous experience managing or leading a housing/property management team.
- Strong knowledge of housing legislation, compliance and sector best practice.
- Experience managing residential or housing portfolios across multiple sites.
- A strong understanding of KPIs, reporting and performance management.
- Experience with budgets, expenditure and financial controls.
- Excellent customer service and resident engagement skills.
- Strong communication and stakeholder management abilities.
- Excellent organisational skills with the ability to manage competing priorities.
- A proactive approach to problem solving and continuous improvement.
- Full UK driving licence.
- CIH or ARLA qualification would be advantageous, although candidates without this will be considered if they are willing to work towards a relevant qualification.
