About The Role

We are seeking a highly motivated and detail-oriented Property Manager to join our dynamic team at X1 Lettings. In this role, you will be responsible for managing a portfolio of rental properties, ensuring that both landlords and tenants receive exceptional service. Your primary duties will include:

  • Overseeing property maintenance
  • Coordinating inspections
  • Handling tenant inquiries
  • Ensuring compliance with legal and safety regulations

The successful candidate will possess a relevant qualification in property management, real estate, or a related field. A minimum of 3 years of experience in property management or lettings is preferred. Strong knowledge of local property laws, regulations, and safety standards is essential. Excellent communication and interpersonal skills are required to effectively liaise with clients, contractors, and team members. Proficiency in property management software and Microsoft Office Suite is expected. Candidates should demonstrate a high level of professionalism, integrity, and a customer-focused mindset. A valid driver’s license and willingness to travel between properties are also necessary.

Responsibilities

  • Manage a diverse portfolio of rental properties, ensuring timely rent collection and lease renewals
  • Conduct regular property inspections to assess condition and coordinate necessary maintenance or repairs
  • Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and ensuring a high level of customer satisfaction
  • Liaise with landlords to communicate updates, provide financial reports, and advise on property improvements
  • Oversee the marketing and advertising of vacant properties to attract prospective tenants
  • Maintain accurate records of all property-related transactions, inspections, and correspondence
  • Ensure compliance with all relevant legal, safety, and environmental regulations
  • Collaborate with contractors, vendors, and service providers to facilitate property maintenance and upgrades
  • Prepare and present reports on property performance, occupancy rates, and maintenance activities to senior management
  • Continuously seek opportunities to improve operational efficiency and tenant retention strategies
