Role Overview
We are looking for an experienced Commercial Director to provide strategic commercial leadership across Bellrock’s Intelligent Asset Care (IAC) business unit.
This is a senior leadership opportunity with responsibility for shaping commercial strategy, strengthening contract performance and protecting Bellrock’s commercial position, while supporting sustainable growth and long-term client relationships. You’ll have oversight across the full contract lifecycle, from tenders and mobilisation through to ongoing delivery, change, renewal and exit.
As a key member of the IAC Senior Leadership Team, you’ll work closely with operational leaders and colleagues across Finance, Sales, Procurement and Legal. You’ll provide commercial insight and challenge, identify opportunities to improve performance and profitability, manage commercial risk, and ensure our customer and supply-chain arrangements support successful contract delivery.
The role offers the opportunity to have a significant influence across a diverse and growing part of Bellrock, helping to shape how we approach commercial management and supporting the continued development of the IAC business.
Key Responsibilities
- Provide strategic commercial leadership across IAC, shaping and delivering the commercial strategy to support sustainable growth, profitability and strong contract performance.
- Oversee commercial performance and governance across the full contract lifecycle, from bids, tenders and mobilisation through to delivery, renewal and exit.
- Lead the negotiation and commercial management of complex customer, supplier and subcontractor agreements, ensuring Bellrock’s commercial position is appropriately protected.
- Drive improvements in margin, cost efficiency and commercial performance, identifying risks and opportunities across the IAC contract portfolio.
- Ensure customer commitments and contractual obligations are effectively managed and appropriately flowed down through the supply chain.
- Provide senior commercial oversight of contract change, claims, disputes and other commercial risks, working closely with Legal, Finance, Procurement and operational teams.
- Monitor contract and portfolio performance across revenue, margin, cost, cash, risk and commercial opportunities, ensuring appropriate action is taken where required.
- Build strong relationships with customers, suppliers and senior internal stakeholders, acting as a trusted commercial adviser and providing constructive challenge.
- Lead and develop the IAC Commercial Management team, setting clear expectations and creating a high-performing, commercially focused function.
- Strengthen commercial capability across IAC by promoting best practice, strong contract management, effective governance and continuous improvement.
- Champion Bellrock’s values and ensure commercial decisions are made with integrity and in line with appropriate legal, regulatory and governance requirements.

Skills & Experience
- Significant senior-level commercial experience within facilities management, property services, outsourced services or a similarly complex contract-led environment.
- Strong knowledge of commercial contracts, with experience negotiating and managing complex customer, supplier and subcontractor agreements.
- Strong understanding of commercial risk, contract governance, change control, claims and dispute management.
- Experience managing commercial and financial performance across complex contracts or portfolios, including margin, cost, cash and commercial opportunities.
- Experience across the full contract lifecycle, including bids, mobilisation, delivery, renewals and exits.
- Strong understanding of facilities management contracting and supply-chain arrangements, including back-to-back contracting; experience of public-sector, PFI or lifecycle contracts would be advantageous.
- Proven experience leading and developing commercial teams, with the ability to influence and challenge at senior stakeholder level.
- Commercially astute and strategically minded, with strong negotiation, analytical and relationship-building skills.
- A relevant professional qualification or degree in commercial management, quantity surveying, procurement, business, finance or law would be advantageous.

Working arrangements

In this role, the successful candidate would be required to work between any Bellrock office across the UK and your home address on a hybrid basis, Monday to Friday, 08:30-17:00.
