WHO WE ARE
Homz is one of the largest UK planning submitters by volume. Our architectural designers and town planners prepare and submit planning applications to councils nationwide, for homeowners, landlords, developers and businesses.
Our mission is to turn council bureaucracy into a clear, guided process that ordinary people can follow without a translator.
We do that by being honest about how planning works:
- We explain everything in plain English.
- We agree fixed fees upfront, with no hourly clock running.
- We never promise a council decision, because councils decide. What we control is the quality of the case we put in front of them.
- Our Clients always know where their application is and what happens next.
That honesty is why Clients trust us. It is also why our closers can sell with complete confidence in what they're selling.

THE ROLE
You'll join our Closing Team.
Your job is simple: convert warm, qualified enquiries into Clients. You won't be doing lead generation. Around 95% of our leads are already qualified. They come from homeowners, landlords, developers and business owners who have contacted us about a real project and want to know how to move forward.

On each call, you will:
- Understand the Client's project and what they want to achieve
- Identify the right service for them, whether that's a full Planning Deal or a Planning Consultation
- Present a clear, fixed-fee estimate
- Handle objections with confidence and honesty
- Close, ideally on the first call
WHAT YOU'LL HANDLE
- 200–400+ warm, qualified leads a month
- Fast first contact by phone, email and web enquiry, calling new leads within one working hour
- Follow-up calls at agreed times until the Client instructs or declines
- Clear, accurate HubSpot notes after every interaction, so our planning team can start without delay
- Ownership of your pipeline and numbers, with weekly performance check-ins
RESULTS WE EXPECT
- Close rate: 10–15%, with a target of 15%
- Speed to lead: first call within one working hour
- Planning Deals: 35+ a month once you're up to speed
- Planning Consultations: 30+ a month at full lead volume
- Revenue that is consistent and growing month on month
COMPENSATION
This is a commission-only role. You are paid for production, and your earnings are uncapped.
- 8% commission on every Planning and/or Licence Application Deal you close, up to £200 per deal. The bigger the deal, the more you earn.
- +£50 first-call close bonus for every Planning Deal you close on the first call
- £20 per Planning Consultation you sell
- Monthly KPI bonus on the total value of the Planning and/or Licence Application Deals you close that month. You earn the highest tier you hit; tiers don't stack. Planning Consultations don't count towards the tiers: 25 deals: 0.5%, 35 deals: 1%, 45+ deals: 1.5%
- Annual Performance Bonus: 1% of the total value of every Planning and/or Licence Deal you close over the year, paid on your 12-month anniversary. You qualify by keeping refunds under 5% and receiving positive feedback from at least 20% of your Clients.

WHAT YOU CAN EARN
200–400+ warm leads a month at a 10–15% close rate means 20–60 Planning Deals a month. At our average deal value, that's roughly:
- 25 deals a month: around £2,650 a month
- 35 deals a month: around £3,900 a month
- 45 deals a month: around £5,300 a month
- 60 deals a month: around £7,100 a month
That's £35,000–£94,000 a year including your Annual Performance Bonus, plus up to £7,200 a year from Planning Consultations. Close bigger deals and close more on the first call, and those numbers go up. We'll share the full fee schedule at interview.
WHOM WE'RE LOOKING FOR
- A proven closer with 2+ years closing inbound or warm leads, and the numbers to show it
- Someone who leads conversations, handles objections and asks for the decision
- A consultative, honest approach: persuasive, never pushy
- Resilience, drive and a hunger to be the top performer
- Strong organisation, disciplined follow-up and an accurate CRM - HubSpot experience is a plus
- Fluent English and the ability to build rapport with everyone, from first-time homeowners to experienced developers
- Openness to coaching, call reviews and direct feedback
- Based in the UK
- Planning knowledge isn't required, as we train you on our services and process.
