Independent Living Housing Team Leader
Salary: £42,340 per annum
Location: Dorset
Hours: 37 hours per week

Are you an experienced housing professional who is passionate about great customer service and developing people? Do you have the confidence to lead a team, tackle complex challenges and build strong relationships across a range of services?
We’re looking for an Independent Living Housing Team Leader to join our team and play a key role in delivering a high-quality, proactive and customer-focused housing service to people living across our Independent Living homes.
This is much more than a traditional housing management role. You’ll be a visible, hands-on leader, regularly out and about on our schemes, supporting your team, engaging with customers and partners, and making sure our residents feel safe, supported and listened to.
What you’ll be doing
You’ll lead and coach a team of Independent Living Housing Officers, creating a high-performing, confident and self-sufficient team that puts customers at the heart of everything they do.
You’ll:
- Lead your team through a coaching and empowering leadership style, helping people develop their skills, confidence and potential.
- Make sure customers receive accessible, responsive and safe landlord services.
- Be a regular presence across our Independent Living schemes, building strong relationships with residents, colleagues and partners.
- Oversee a proactive, risk-based approach to health and safety, neighbourhood inspections, incidents and fire safety, ensuring risks are identified, reported and acted upon.
- Support effective tenancy management, balancing support and enforcement to help customers sustain their tenancies and live independently.
- Provide leadership and guidance when dealing with tenancy breaches, antisocial behaviour and other complex tenancy issues - taking decisive action where necessary.
- Ensure the team responds quickly and accurately to customer issues, complaints and enquiries, with work completed in line with housing legislation, policy and procedure.
- Champion our enhanced Independent Living housing service, ensuring customers receive the additional support, engagement and community focus that makes our service different.
- Support resident meetings, customer voice initiatives and social inclusion activities.
- Develop strong working relationships with Adult Social Care, Mental Health Services, Fire Services, Housing Options, Local Authorities, care providers and other partner agencies.
- Work closely with onsite care and service providers to ensure they understand important building information, emergency procedures and their responsibilities.
- Investigate and respond to complaints fairly and effectively, in line with the Housing Ombudsman’s Complaint Handling Code.

Independent Living customers can have a wide range of needs, and no two days will be the same.
You could be supporting a customer through a challenging tenancy issue, working with partner agencies to find a solution to a complex situation, responding to a safeguarding concern, resolving a service failure or helping your team navigate an unexpected incident.
Sometimes the answer won’t be straightforward.
That’s where you come in.
You’ll need to be comfortable thinking independently, analysing complex situations, having difficult conversations and making balanced decisions - always keeping the customer, our responsibilities as a landlord and the wider community in mind.
You’ll have the autonomy to make decisions and influence outcomes, while working within legislation, regulation and organisational standards.
What we’re looking for
We’re looking for a confident and compassionate housing professional who can combine strong leadership with excellent customer service.
You’ll ideally have:
- Experience within housing management and a good understanding of the housing sector.
- Previous experience of supporting or leading people, with a genuine desire to develop others.
- A customer-focused approach and the ability to understand the needs of people living independently.
- Experience of managing challenging, sensitive or emotive situations with empathy, patience and resilience.
- The confidence to have difficult conversations and make decisions when circumstances are challenging.
- Strong communication, influencing and negotiation skills.
- The ability to work collaboratively with customers, colleagues, statutory services and external partners, even when priorities differ.
- Excellent problem-solving skills and the ability to use initiative and work under pressure.
- The ability to analyse information, identify risks and present recommendations through the appropriate channels.
- A sound understanding of tenancy management, housing legislation, safeguarding and health and safety would be highly desirable.

Team Leaders have the flexibility to work where they work best, however regular onsite presence is required and therefore being local to East Dorset is essential.

We follow a sector-wide, outcome-based framework for professionals in social housing. The Competence and Conduct Standard introduce a sector-wide, outcome-based framework for those working in social housing in England, while also requiring senior professionals who deliver social housing services to gain, or work towards, a housing management qualification.
