Duly instructed by the Curator Bonis, acting on behalf of the National Director of Public Prosecutions (NDPP) in the matter of NDPP vs Govindraju SJ and Others, Park Village Auctions has been instructed to invite offers for this industrial property.

Property Description

The property is improved with two rows of double-volume warehouse/workshop buildings, constructed of face-brick walling to approximately 2.1 metres in height, with IBR wall cladding above. The buildings are fitted with steel-framed glazing and industrial-type steel roller shutter doors beneath mono-pitched IBR roof structures.

Workshop Units

  • The two buildings comprise a total of ten (10) workshop units, each measuring approximately 250m².
  • Internal configuration is generally similar, with each unit incorporating cloakroom facilities of plastered and painted brick walling situated in the rear corner of the warehouse.
  • Units 5 and 8 are improved with internally constructed brick-walled office sections, while the office accommodation within the remaining units is predominantly formed by drywall partitioning.

Access

Vehicular access to the individual workshop units is provided from the internal yard and driveway areas via industrial-type steel roller shutter doors.

Storage Area

  • Situated alongside the rear building, in the north-eastern corner of the property, is a steel-framed storage area with IBR wall cladding and roofing.
  • This area is currently utilised by Siyandaya Engineering, the tenant occupying Units 4 and 5.

Additional Improvements

  • A waste storage area with a skip bin, situated immediately to the right of the driveway entrance from Forge Road.
  • Two steel-framed shade-net carport structures are also provided:
    • One situated alongside the rear building near the side entrance to Unit 1.
    • The second positioned in front of Unit 9.
