Interim Service Manager: Estates Surveying
West Midlands Local Authority
£500-£550 per day | Inside IR35 | Initial 3-6 Month Contract
Potential Temp-to-Permanent Opportunity
A leading West Midlands Local Authority is seeking an experienced MRICS-qualified Estates professional to provide immediate leadership within its Estates Surveying function.
This is an exciting opportunity to lead a team of three Senior Estates Surveyors whilst taking responsibility for a diverse commercial property portfolio valued at approximately £300 million, including significant industrial, retail and income-producing assets.
The successful candidate will combine strong technical surveying expertise with commercial acumen and leadership capability. This is a genuinely hands-on role requiring direct involvement in complex landlord and tenant matters, rent reviews, lease renewals, negotiations, lettings, portfolio performance and income generation.

- Lead and support a team of three Senior Estates Surveyors.
- Manage a substantial commercial property portfolio.
- Drive progress on rent reviews, lease renewals and lease events.
- Lead complex landlord and tenant negotiations.
- Maximise portfolio income and commercial returns.
- Reduce backlogs and improve operational performance.
- Manage and challenge external property agents.
- Support a forthcoming asset valuation programme.
- Provide professional advice, challenge and leadership across the service.
About You
You will possess:
- MRICS qualification.
- Significant commercial estate or asset management experience.
- Strong landlord and tenant expertise.
- Extensive experience of rent reviews and lease renewals.
- Excellent commercial negotiation skills.
- Experience managing commercial property portfolios.
- Experience leading and developing professional surveying teams.
- Strong stakeholder management and communication skills.
- A sound understanding of commercial property valuation.
- The ability to balance leadership responsibilities with hands-on delivery.
