INTERIM FP&A MODELLING LEAD, REAL ESTATE

ABOUT THE COMPANY
TRIBU Search is supporting a growing and entrepreneurial real estate organisation with the appointment of an experienced Interim FP&A Modelling Lead.
ABOUT THE ROLE
This is a hands-on build role for someone who enjoys bringing structure to complexity. Working closely with the Head of FP&A and senior leadership team, the successful candidate will help establish a more robust, integrated and scalable financial planning, modelling and reporting framework.
RESPONSIBILITIES
- Building fully integrated three-statement financial models from the ground up, covering profit and loss, cash flow and balance sheet
- Developing OpCo and PropCo consolidation models
- Consolidating and standardising a portfolio of underlying property and tenant models
- Incorporating prior-year and balance-sheet information into the modelling framework
- Reviewing model logic, assumptions and outputs, including detailed reconciliations & tie-backs
- Improving the quality, consistency and automation of monthly management information
- Supporting the development of board, bank and investor reporting
- Contributing to the FY2027 budgeting process, valuations, cash flow and liquidity modelling
- Introducing stronger model controls, reporting disciplines and consistent KPIs
- Helping to create a stronger FP&A foundation capable of supporting the organisation’s continued growth

QUALIFICATIONS
We are looking for a Qualified Accountant who is an advanced financial modeller with relevant experience gained within the real estate sector.
REQUIRED SKILLS AND EXPERIENCE
- Demonstrable real estate experience, including exposure to property-level modelling and OpCo and PropCo structures
- Extensive experience building fully integrated three-statement models from scratch
- Advanced Excel and financial modelling capability
- Experience developing management, board, bank or investor reporting
- A disciplined approach to model controls, reconciliations and quality assurance
- The ability to work effectively with incomplete, fragmented or inconsistent information
- Experience improving or automating reporting processes, potentially using tools such as UpSlide or Rollstack
- A practical, hands-on approach and a genuine preference for building and improving rather than simply maintaining business as usual
- Strong communication skills and the credibility to engage confidently with senior stakeholders

PREFERRED EXPERIENCE
Experience within hospitality, leisure or another operationally complex, property-backed environment would be particularly relevant.
PAY AND CONTRACT STRUCTURE
The appointment is expected to be structured as either a six to nine-month fixed-term contract or an outside IR35 day-rate assignment, subject to final confirmation. As a guide, the role is being benchmarked at:
- £500 to £600 per day for an outside IR35 assignment
- £90,000 to £125,000 per annum, pro rata, for a fixed-term contract
The successful candidate must be available to start immediately or at short notice.
